Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpfulto obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building. plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Applicants are require to indicate appropriately and to submit the completed check list at time of application for a permit. Sincerely; J �- Raun Samuelson GA.RFIELD COUNTY Building and Planning MANUFACTURED HOMES Installment requirements within Garfield County A fuel gas pipeline pressure test is required by the installer and the test is required to be witnessed and approved by the Garfield County building inspector. Test must be a minimum pressure of 10 psi and show no appreciable drop within 15 minutes. A gauge capable of indicating pressures no higher than 60 psi shall be used in the test. 2. All stairs serving the unit on the exterior are to comply with the U.B.C. (Uniform Building Code) Section 1006 3 & 1006.9 for rise, run, handrails and guardrails. 3. All decks and porches which are more than 30 inches above grade are required to have guardrail complying with U.B C. Section 509.1 & 509.2 with a minimum height of 36 inches. Guardrail shall have intermediate rails or an ornamental patter such that a sphere 4 inches in diameter cannot pass through Sec. 509 3. Grade (Adjacent Ground Elevation) is to be measured at points 5 feet horizontally from the level of the walking surface vertically to finished ground, floor or similar surface. If manufactured home is placed on a basement foundation, the foundation and the basement shall comply with requirements of the L' B C . A final inspection of the placement, blocking, tie -downs, skirting, grading and compliance with above items is required and approval given by the building department prior to occupancy of the manufactured home or occupancy of the basement. 7. The Garfield County Zoning Resolution of 1978 with Amendments through May 19, 1995, has been amended to read as follows: 2.02.07 (1) Building - Conventional and manufactured: A building constructed or erected on the lot or building site or a factory and built to meet the "Uniform Building Code" or "National Manufactured Housing Construction and Safety Standards Act of 1974", has a minimum dimension of twenty {20) feet wide and twenty {20) feet long and meets the local building code requirements for wind speed of 80 mph and 15 lb. wind load; anchoring requirements in accordance with installation standards based on the minimum basic wind speeds in miles per hour specified in the Uniform Building Code; and meets or exceeds the snowload requirements adopted by Garfield County. Any building meeting these criteria is defined as a single family dwelling and allowed in any zone district that allows a single family dwelling. The unit in question is the Stone Creek 11, Model No. 4643ll manufactured by Fleetwood Enterprises, Inc. 1 have received from Fleetwood, and reviewed, all pertinent data relative to the construction of the lolls unit and its capability to support roof toads. Data reviewed includes roof truss drop drawings, ridge beam span tables, marriage wall construction details and general notes, header details and span tables, and support post details. All structural roof framing members and their supports were designed and constructed to safely support a minimum total load of 45 PSF. Rased upon my review. it is my professional opinion that the subject unit can safely support a roof snow load of 40 PSF plus actual. as constructed, dead loads. I. Roof truss load capacity; The roof trusses span 12'-10" from marriage wall to exterior side walls, The mrsees are designed to support a total load of 45 PSF (SL y 30 PSF + DL = 15 PSF). The as constructed roof and ceiling dead loads are as follows: ESE 1. Asphalt shingles 1.7 2. 7/16" thick OSB L2 3. Trusses @ 16" 2, 2 4. IOy 1'!`J ( Idb : 4e-7 p J 2 Consequently, the truss design snow load capacity equals 45 PSF less 9.0 PSF, or 36 PSF, Most importantly, the home manufacturer has provided information which states that their trusses (or rafters), which were designed for a total load of 40 PSF, have an ultimate tested capacity of 10 PSF dead load plus 75 PSF snow load. A copy of that letter is enclosed with this report. Based upon this test data and the above computation of loads, it is my professional opinion that the subject trusses can safely support a 40 PSF snow load. 11. Headers at exterior walls: The typical header consists of 9" deep plywood 'box' beam with a 2 x 4 bottom chord and a 1 x 4 top chord which also acts as the wall top plate. These headers are designed to span 46.1/2" clear. For the subject unit this type of header spans no more than 42" clear, and is adequate to safely support a roof dead load of 9 PSF plus a roof snow load of 40 pSF. III. Marriage wall construction: Marriage wall construction consists of a continuous two part ridge beam and a series of wood posts. The ridge beam is a conventional 24" deep plywood box beam with double 2 x 4 top and bottom chords. The manufacturer provided extensive details for the construction of the ridge beams and their support poets as well as tables for beam and posts capacities for snow loads from 20 PSF up to 80 PSP. For the given unit, the manufacturer's literature demonstrates that the typical ridge beam can safely span up to 20'-0" and safely support a roof dead load of 10 PSF phis a roof snow Toad of 40 PSF. All ridge beam spans for the given structure are leas than the 20'•0" span. 1 understand that the ridge beam spans approximately 19'-11" above the living room area and approximately 14'•0" above the master bedroom. In conclusion, in my professional opinion, the roof structure of the subject unit can, with the single upgrade noted, safely support a dead load of 9 PSF plus a snow load of 40 PSF.
