Based on Mr. Owens June 19 letter we did receive snovG load verification faxed to us from Colorado West Manufactured Homess on July 3, 1997. We still require a detailed floor plarf of the unit to be installed, a foundation plan showing conformity to Uniform Building Code standards including frost protection and anchoring system and a site plan showing building and septic system conformity to setback requirements. The plot plan that you submitted to us showing a septic system in a circle with no measurements to property lines or watercourses and no house location is of no value to us. We will need some more information. We will need the manufacturers specifications of the floor plan, structural design including the serial number of your unit. We will also need to know if it is engineered to have a minimum Roof Snowload of 401bs per square foot & a windload of 80 MPH or 151bs per a square foot. We must have this information before we can process your application. A fuel gas pipeline pressure test is required by the installer and the test is required to be witnessed and approved by the Garfield County building inspector. Test must be at a minimum pressure of 10 psi and show no appreciable drop within 15 minutes. A gage capable of indicating pressures no higher than 60 psi shall be used in the test. 2. All stairs serving the unit on the exterior are to comply with the U.B, C. (Uniform Building Code) Section 3306 for rise, run, handrails and guardrails. 3. All decks and porches which are more than 30 inches above grade are required to have guardrail complying with U.B.C. Section 1711 with a minimum height of 36 inches. Guardrail shall have intermediate rails or an ornamental pattern such that a sphere 6 inches in diameter cannot pass through. Grade (Adjacent Ground Elevation) is to be measured at points 5 feet horizontally from the level of the walking surface vertically to finished ground, floor or similar surface. If manufactured home is placed on a basement foundation the foundation and the basement shall comply with requirements of the U.B.C., U.P.C, or U.M.C. including but not limited to: (a) Installation of smoke detectors in the basement and in the manufactured home. U.B.C. Section 1210. (b) Installation of escape or rescue windows. U.B.C. Section 1204 (c) Providing alight, ventilation and sanitation. U.B.C. Section 1205, (d) Providing of minimum room dimensions. U.B.C. Section 1207. (e) Protection of insulating materials for flame spread requirements. U.B.C. Sections 1712 & 1713 (f) Forming and placing of concrete for foundation and floor slab. U.B.C. Chapter 26. (g) The inspection of all framing as required under U.B.C. Section 305(e). (h) The inspection of all rough and/or underground plumbing as required under U.P.C. Section 318. 5. L.P.G. (Liquified Petroleum Gas) Applicances burning L.P.G. shall not be installed in a pit, basement or siinilar location where heavier -than air gases may collect unless such location is provided with an approved means for removal of unburned gas. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Depai tment. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. I.f you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design. Applicants are require to indicate appropriately and to submit the completed check list .at time of application for a permit. Do the plans include a foundation plan indicating the size, location and spacing of all reinforcing steel in accordance with the uniform building code or per stamped engineered design?
