1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES
NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) A LOT IMPROVEMENT CERTIFICATE SEALED BY A COLORADO LICENSED SURVEYOR IS
REQUIRED TO VERIFY SEPTIC SYSTEM & LEACHFIELD IS LOCATED WITHIN THE PLATTED
BUILDING ENVELOPE PRIOR TO FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) A COLORADO STATE LICENSED ELECTRICIAN AND PLUMBER MUST PERFORM SYSTEM
INSTALLATION AND HOOK-UPS, UNLESS THE HOMEOWNER IS SELF -PERFORMING THIS
WORK.
5) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL I5 REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
6) WORK SHALL COMPLY WITH THE FOLLOWING PLAT NOTES AS CONTAINED ON THE
FINAL PLAT FOR OAK MEADOWS RANCH, FILING NO. 4B, PHASE II:
A. ALL FOUNDATIONS SHALL BE DESIGNED BY A QUALIFIED REGISTERED ENGINEER
IN ACCORDANCE WITH RECOMMENDATIONS IN THE ENGINEERING REPORT BY
HEPWORTH-PAWLAK GEOTECHNICAL, INC. DATED APRIL 15, 1998, JOB #196-420,
AND ANY SUBSEQUENT ANALYSIS OF THE AREA.
B. ALL CONSTRUCTION SHALL BE CONSISTENT WITH GUIDELINES CONTAINED IN
COLORADO STATE FOREST SERVICE PUBLICATION CSFS #143-691, "WILDFIRE
PROTECTION IN THE WILDLAND URBAN INTERFACE".
