We are the current owners of a five acre parcel of land situated in Garfield County and adjacent to the Town of
Silt's town boundaries. Our property is located north of the centerline of the Colorado River, west of the KOA
Campground and south and east of the Herons Nest RV Park .
We are interested in developing a Boat and RV storage facility on approximately one acre portion of our property.
This facility would be graveled, fenced and have an electronic locking gate for secured storage. In essence, this
facility is nothing more than a parking lot with no permanent buildings. The intention of this facility is for people
will come-in hook-up or drop-off their RV and leave and not to be a place to gather or do maintenance.
Ideally, the locking gate will be a self-contained, standalone unit that has its own solar electric supply and would
not require bringing in electricity. If we need to bring in electricity, there is an overhead electric line across the
road to the west from the entrance of this facility. There will be no water or sewer to this facility. KOA
Campground and the Herons Nest RV Park both having dump stations that can be utilized for a fee, and therefore,
there is no need for us to have one. If, in an extreme emergency, someone needs to use the restroom facilities,
they can knock on our door.
This facility would be accessed by the private road that comes off River Frontage Road that currently serves the
Herons Nest RV Park and our residence. We estimate this facility will generate less than two vehicle trips (once in
and once out) per day .
Per FIRM Map Number 080205 1091C, this site is in "Other Flood Areas" Zone X -areas of 0.2% annual chance of
flood. In review of Table 3-301: Floodplain Overlay Use Restrictions Table, "Loading areas, railroad right-of-way,
parking areas ... " are permitted.

Th is facility would fit in well with the current use of the surrounding properties and with the restrictions of on
street parking of Boats and RV's in our communities; there is a real need for this kind of offsite storage facility.
