Garfield County 187 4 SDC LAZY KR D, NEW CAS11.E, C 0 81647 (970) 876-5939 Community Development Department 108 8th Street, Suite 401 Glenwood Springs, CO 81601 February 10, 2017 Ref: River Frontage Storage -Existing Access To whom it may concern; After a field review of the existing access road to the proposed River Frontage Storage site, it is evident that the existing access is made up of three (3) distinct segments: Segment 1 comes off the 1-70 frontage road (River Frontage Road) and heads to the west. Segment 1 provides access to the Town of Silt's water and wastewater treatment facilities and Lot 1 (Tire Tech), Lot 2 (Kalmon's residence) and Lot 3 (Herons Nest RV Park) of the Sieviers Amended Exemption Plat, recorded the 15th day of January, 1997 as Reception No. 503455. Segment 2 comes off segment 1 and heads south along the west side of said Lot 1 and provides access to the Herons Nest RV Park and the Kalmon's residence. Segment 3 continues south from the wye with the Herons Nest access to the Kalmon residence. All three segments of the access road are covered by dedicated access easements as shown on said exemption plat. In reference to the Garfield County Article 7, Table 7-107: Roadway Standards, I identified the three (3) access road segments as follows: Segment 1: N/A Town of Silt This section of road has a 50 foot wide easement with an asphalt surface with curb, gutter and a sidewalk on the south side. It is 24 feet wide from curb flowline to curb flowline . This section has a maximum grade of 2% and the tightest curve has a minimum radius of approximately 128 feet. This section of road is in the Town of Silt and does not fall into the County Roadway Standards. Segment 2: "Semi-Primitive" This section of road has a 30 foot wide easement with a 22.5 feet wide asphalt surface. This section has a maximum grade of 2% with the roadway surface elevated approximately 1.2 feet above the adjacent ground. The curve making the transition between Segment 1 and Segment 2 has an inside radius of 20 feet along the curb flowline. Segment 2 meets all county standards except the 40 foot right-of-way for a Semi-Primitive road. Segment 3: "Primitive/driveway". This section of road has a 30 foot wide easement with a 14.5 feet wide asphalt surface. This section has a maximum grade of 2% with the roadway surface elevated approximately 1.2 feet above the adjacent ground. There is a slight curve in this segment with a radius of approximately 1173 feet.
