The property is located outside of Glenwood Springs, in an area where OWTSs and wells are necessary. SITE CONDITIONS An existing onsite wastewater treatment system (OWTS) serves the existing cabin on the property. Garfield County Building and Sanitation Department Individual Sewage Disposal System Permit 1685 documents the original portion of the OWTS. This consists of a Copeland 1000 -gallon, two- compartment concrete septic tank and an 18' x 30' soil treatment area (STA). This permit received final approval from Garfield County on July 31, 1989. The development on the property changed in approximately 2011. At that time, ALL SERVICE septic, LLC designed a septic tank with a pumping system that would pump wastewater from a new septic tank serving a cabin to the original (1989) septic tank. An additional septic tank with a pumping system is proposed to serve the proposed tractor shed. The original septic tank and STA serving the cabin is located slightly uphill of the new, proposed septic tank. As a result, wastewater from both the septic tank serving the cabin and the proposed septic tank serving the proposed tractor shed will be pumped to the original OWTS which was permitted in 1989. We inspected the existing septic tank (2011) and found it to be in good condition. There are no drawings of the original STA and no access to the STA for inspection. We recommend using a camera to locate the route of the sewer line and the approximate location of the original STA. Without access, there is no way to assess the condition of the STA and therefore; this office makes no warranty regarding the condition or future functioning of the STA. There are no wells within 50 -feet of the proposed septic tank. DESIGN SPECIFICATIONS ALL SERVICE septic, LLC has been asked to design a septic tank with a pumping system for the proposed tractor shed. Plumbing fixtures in the tractor shed include a toilet and a sink that will be an auxiliary use to the cabin on the property. A clean out will be installed within 5 -feet of the tractor shed. The sewer line from the tractor shed to the septic tank must have a minimum 2% slope. The installation will include a new 1000 -gallon, two- Page 2 compartment concrete septic tank. An Orenco® ProPak Pump Package with an Orenco® PF3005 pump' will be installed in the second compartment of the septic tank. The pump floats must be set to does approximately 70 gallons each pump cycle (allowing for 25 gallons of drain back). The control panel for the pumping system must be installed within line of sight of the septic tank. A 2 -inch diameter Schedule 40 pump line with a minimum 1% slope for drain back must be installed from the septic tank that will serve the tractor shed to the existing septic tank. We visited the property on March 30, 2017 and determined there was approximately 130 to140-feet of distance between the proposed septic tank and original (1989) septic tank and an elevation difference of 1 -foot 10 -inches if the existing top of original (1989) septic tank is at 97'10" and the top of the proposed septic tank to serve the tractor shed is set at 96'. We recommend entering the existing septic tank through the inlet knock out, into an inlet tee to minimize turbulence in the septic tank. We recommend installing an Orenco® Biotube Effluent Filter on the outlet of the original (1989) 1000 -gallon septic tank. The component manufacturers are typical of applications used by contractors and engineers in this area. Alternatives may be considered or recommended by contacting our office. Construction must be according to Garfield County On -Site Wastewater Treatment System Regulations, the OWTS Permit provided by Garfield County Building Department, and this design. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo -fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on backfilled STAs. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener ' A high -head pump has been specified so it may be utilized in the future if a new STA is to be constructed. Page 3 should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high water conditions and shall be connected to a control breaker separate from the high water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3 -inch. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. Licensing of Systems Contractors may be required by county regulation. Please call with questions. Pumps perform best at their nominal flow rate — the value, measured in gpm, expressed by the first two numerals in an Orenco pump nomenclature. The graphs in this section show optimal pump operation ranges with a solid line. Flow flow rates outside of these ranges are shown with a dashed line. The residence and septic system are currently under construction. A 1000 -gallon, two-compartment septic tank, with an inlet tee and a BiotubeTM pump vault may be installed at the subject property to direct effluent to the existing 3 -bedroom septic system. The current septic system has been permitted by Garfield County under permit #1563. The current septic system appears to be working properly. PVC and/or concrete risers and secure lids must be installed on the septic tank, to bring access to grade. If the septic tank is placed in a driveway concrete `traffic rated' lids and risers must be used. A standard P-30 OrencoTM pump package (PV -55) and control panel is appropriate to serve septic system. The septic tank should be pumped every two to three years, and the tees inspected. If required, an effluent filter should be placed on the outlet of the septic tank. The effluent filter should be cleaned as needed. The design is based on information submitted. If conditions on site are different from conditions assumed in report, ALL SERVICE septic, LLC should be notified. All OWS construction must be according to the county regulations. Requirements not specified in this report must follow county regulations. The installer should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working.
