The following items are required by Garfield County for a final Inspection:
l) A final Electrical Inspection from the Colorado State Electrical Inspector.
2) Permanent address assigned by Garfield County Building Department and posted at the
structure and where readily visible from access road.
3) A finished roof; a lockable building; completed exterior siding; exterior doors and windows
installed; a complete kitchen with cabinets, sink with hot & cold running water, non-absorbent
kitchen floor covering, counter tops and finished walls, ready for stove and refrigerator; all
necessary plumbing.
4) All bathrooms must be complete, with washbowl, tub or shower, toilet, hot and cold running
water, non-absorbent floors, walls finished, and privacy door.
5) Steps over three (3) risers, outside or inside must be must have handrails. Balconies and decks
over 30" high must be constructed to alllBC and IRC requirements including guardrails.
6) Outside grading completed so that water slopes away from the building;
7) Exceptions to the outside steps, decks, grading may be made upon the demonstration of
extenuating circumstances., i.e. weather. Under such circumstances A Certificate of
Occupancy may be issued conditionally.
8) A final inspection sign off by the Garfield County Road & Bridge Department for driveway
installation, where applicable; as well as any final sign off by the Fire District, and/or State
Agencies where applicable.
A CERTIFICATE OF OCCUPANCY (C.O.) WILL NOT BE ISSUED UNTIL ALL THE
ABOVE ITEMS HAVE BEEN COMPLETED.
A C.O. MAY TAKE UP TO 5 BUSINESS DAYS TO BE PROCESSED AND ISSUED.
OWNER CANNOT OCCUPY OR USE DWELLING UNTIL A C.O. IS ISSUED.
OCCUPANCY OR USE OF DWELLING WITHOUT A C.O. WILL BE CONSIDERED AN
ILLEGAL OCCUPANCY AND MAY BE GROUNDS FOR VACATING PREMISES
UNTIL ABOVE CONDITIONS ARE MET.

PLUMBING FIXTURES
SECTION P2702
FIXTURE ACCESSORIES
P2702.1 Plumbing fixtures. Plumbing fixtures, other than wa-
ter closets, shall be provided with approved strainers.
P2702.2 Material fo1· tail pieces and tr-aps. Continuous
wastes, waste anJ overflow fittings, trap;, and tail pieces
constructed of seamless drawn brass shall be of No. 20 gage
(0.8 rum) minimtlm thickness.
P2702.3 Plastic tubular fittings. Plastic tubular fittings shall
conform to ASTM F 409listcd in Table P2701.1.
I P2702.4 Carriers fnr wall-hung water closets. Carriers for
wall-hung water closets shall conform to ASME Al12.6.1 or
ASME A112.6.2.

SECTION P2703
TAIL PIECES
P2703.1 Minimum size. Fixture tail pieces shall be not tess
lhan 1.5 inches (38 mm) in diameter for sinks, dishwashers,
laundry tubs, balhlubs and similar fixlures, and not less than
1.25 inches (32 mm) in diameter for bidets, lavatories and simi-
lar fixllues.
SECTION P2704
ACCESS TO CONNECTIONS
P2704.1 General. Slip join Is shall be made with an approved
clastomcric gasket and shall only be installed on the trap outlet,
trap inlet and within I he trap sea!. Fixtures with concealed slip-
joint connections shall be provided wilh an access pane! or util-
ity space at least 12 inches (305 mm) in its smallest dimension
or other approved arrangement so as to provide access to the
slip connections for inspection and repair.
SECTION P2705
INSTALLATION
P2705.1 General.1"he installation offixluresshallconform to
the following:
1. Floor-outlet or floor-mounted fixtures shall be secured
to the drainage umnection and to the floor, when o.o
designed, by screws, bolts, washers, nuts and similar
fasteners of copper, brass or other corrosion-resistant
material.
2. Wall-hung fixtures shall be rigidly supported so that
strain is not transmitted to the plumbing system.
3. Where fixtures come in contact wilh walls and floors, the
contact area shall be watertight.
4. Plumbing fix lures shall be functionally accessible.
5. The centerline of water closets or bidets shall not be less
than 15 inches (381 mm) from adjacent walls or parti-
tions or not less than 15 inches (381 mm) from cenlerlinc
of a bidet to the outermost rim of an adjacent water clos-
et. There shall be at least 21 inches (533 mm) clearance

in front of I he waler closet, bidet or lavalory to any wall,
fix lure or door.
6. The location of piping, fix lures or cy_uipmenl shaH not
interfere with the operation of windows or doors.
7. In areas prone to flooding as established by Table
R301.2(1), plumbing fixtures shall be localed or
installed in accordance with Section R323.1.5.
8. Integral fixlure fitting mounting surfaces on manufac-
tured plumbing fixtures or plumbing fixtures
constructed on sile, shall meet the design requirements
of ASME AJ12.19.2 or ASMEA112.19.3.
SECTION P2706
WASTE RECEPTORS
P2706.1 General. Every waste receptor shall be of an ap-
proved type. Plumbing fixtures or other receptors receiving I he
discharge of indirect waste pipes shall be shaped and have a ca-
pacity to prevent splashing or flooding and shall be readily ac-
cessible for inspection and cleaning. Waste receptors and
standpipes shall be trapped and vented and shall connect to the
building drainage syslem. A removable strainer or basket shall
cover I he waste outlet of wasle receptors. Waste receptors shall
be installed in venlilated spaces. Waste receptors shall not be
installed in bathrooms or in any inaccessible or unventilated
space such as a closet. Re~dy access shall be provided to waste
receptors.
Exception: Open hub wasle rcceplors shall be permitted in
the form of a hub or pipe extending not less than 1 inch(25.4 I
mm)above a water-impervious floor, and are not required to
have a strainer.
P2706.2 Standpipes. Standpipes shall extend a minimum of 18
inches (457 mm) Hnd a maximum of 42 inches (1067 mm)
above the trap weir. Access shall be provided to all standpipe I
traps and drains for rodding.
P2706.2.1 Laundry tray connection. A laundry tray waste
line is permitted to connect into a slandpipe for the automatic
clothes washer drain. The standpipes shallnol be less than 30
inches(762 mm) as measured from the crown weir. The out-
let of the laundry tray shall be a maximum horizontal dis-
lance of 30 inches (762 mm) from the slandpipe trap.
P2706.3 Prohibited waste receptors. Plumbing fixlmes that
are used for domestic or culinary purposes sh~ll not be used to
receive the discharge of an indirect waste.
Exceptions:
1. A kilchen sink trap is acceptable tor use as a receptor
for a dishwasher.
2. A laundry tray is acceptable for use as a receptor fur a
clolhcs washing machine.
