(HCE) has reviewed the soils reports for the entire Ironbridge Phase II project and in each report the Soils Engineer has called out the preference for the roof drains/downspouts/yard drains to be hooked to an underdrain collection system and have the water moved away from the foundations of the homes as quickly as possible. Due to the minimal separation of the homes, 10' generally, the 5' of leader hooked to a downspout and dropping water into a surface drainage system is not the preferred water distribution method. A majority of the Phase II project has had an underdrain collection stub -out installed at each lot location. This stub -out is directly hooked to the street storm sewer system for each lot to collect roof and yard inlets and have them drain to a main ponding system within the subdivision away from any homes or foundations. The current builder and HCE will look at locations of piping where heat tape would be a good addition to the collection systems so as to keep the pipes from possibly breaking during the winter months. The Ironbridge HOA and the homeowners are responsible for maintaining these systems once in place. A periodic camera review of the piping will be easy to accomplish since the downspouts can be temporarily removed from the hard piped collection system and this review should be completed at the end of each winter season.
