The work on the property has not been suspended or abandoned and is progressing as quickly as one man can handle. We should be applying for the next electrical inspection on the barn within the month. However, according to your note, I am now applying for a 6 -month extension. We had hoped to have the barn completed before the cold weather hit, thereby giving us heat in the barn to help start the work on the house. We didn't make it. We hope to have the work started on the house by March Wall our plans go according to schedule. Thank you for bringing to our attention the code provisions, because even though we may have been aware of them when we applied for the permit, we definitely needed reminding. I would like to add that everyone who has responded to a call for an inspection has been very gracious and supportive towards our building project. Don Owens, Garfield County Building Official, has authorized the extension until July 13, 1998. The permit for building the house will remain legal so long as no periods of 180 days pass during which no progress is made on the house and no inspections are called. It has also come to our attention that the Temporary Mobile Home Permit for the single wide trailer has expired. You are required to renew it now, and at each six month period, for a total of not more than four renewals. That can be handled at our office at the address below. Thank you for your cooperation. No inspections have been done on the house since May 15, 1997. Permits expire by statute after 180 days with no activity. This permit has already been extended once, on January 13, 1998, for a period of six months. No further extensions of time are allowed. Also please refer to Temporary Mobile Home Permit #442 which has been extended a maximum number of times. Both permits are hereby revoked. No further work may be done on the dwelling until a new permit has been applied for and issued. The temporary trailer dwelling is not longer legal to occupy and must be removed from the property, pursuant to Colorado Revised Statutes 30-28- 205 & 210. You are hereby given notice, pursuant to the above statutes, that you must completely correct the violations within thirty (30) days of the date this notice is received. A final Electrical Inspection from the Colorado State Electrical Inspector; 2. Permanent address assigned by Garfield County Building Department posted where readily visible from access road; 3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary plumbing, 4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running water, non-absorbent floors and walls finished and a privacy door; 5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or decks over 30" high constructed to all 1994 UBC requirements; 6. Outside grading done to where water will detour away from the building; 7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all the required items are completed and a final inspection made. A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE ITEMS HAVE BEEN COMPLETED. * * * *Cannot occupy or use dwelling until a Certificate of Occupancy (C.O.) is issued.
