PLAT NOTES:
1) Colorado is a "Right—to—Farm" State pursuant to G.R.S. 35-3-101, et seq. Landowners, residents and visitors must be
prepared to accept the activities, sights, sounds and smells of Garfield County's agricultural operations as a normal and necessary
aspect of riving in a County with a strong rural character and a healthy ranching sector. All must be prepared to encounter
noises, odor, lights. mud, dust, smoke, chemicals, machinery on public roads, livestock on public roads, storage and disposal of
manure, and the application by spraying or otherwise of chemical fertilizers, soil amendments, herbicides, and pesticides, any one
or more of which may naturally occur as a port of a legal and non—negligent agricultural operations.
2) All exterior lighting will be the minimum amount necessary and ail exterior lighting will be directed inward and downward,
towards the interior of the subdivision, except that provisions may be made to allow for safety lighting that goes beyond the
property boundaries.
3) One (1) dog will be allowed for each residential unit and the dog shall be required to be confined within the owner's
property boundaries.
4) Each lot shall have water sufficient to irrigate 3,500 square feet.
5) No open hearth solid—fuel fireplaces will be allowed anywhere within the subdivision. One (1) new solid—fuel burning stove as
defined by C.R.S. 25-7-4.01, et. sew., and regulations promulgated thereunder, will be allowed in any dwelling unit. All dwelling
units will be allowed an unrestricted number of natural gas burning stoves and appliances.
6) For any homes proposed in Springridge Reserve Planned Unit Development, Phase 1, over 3,600 sq. ft., they shall need to
have an interior fire sprinkler system installed. These systems to be designed and installed to meet or exceed the standard set
forth in NEPA 13R or 130 1999.
7) All foundations for all of the units in this development shall be required to have properly engineered foundations due to the
potential for hydro—compactive soils in the area. All lots require site specific geotechnical studies before a building permit will be
issued.
8) Parcels A, 5, C and D are hereby conveyed to the Springridge Reserve Homeowners Association subject to conservation
easements held by the Aspen Valley Land Trust recorded September 9 ,2003 in Book 1515 at Page 791, 870, 948 and in Book
1516 at Pages 1 and 80.
9) All owners of land, whether ranch or residence, have obligations under State law and County regulations with regard to the
maintenance of fences and irrigation ditches, controlling weeds, keeping livestock and pets under control, using property in
accordance with zoning, and other aspects of using and maintainir:g property. Residents and landowners are encouraged to learn
about these rights and responsibilities and act as good neighbors and citizens of the County. A good introductory source for
such information is "A Guide to Rural Living & Small Scale Agriculture" put out by the Colorado State University Extension Office
in Garfield County.

Minimum Lot Area: As depicted on the proposed and approved site plan
for the PUD
Maximum Building Height: 25 feet as calculated by the Garfield County
Zoning Resolution of 1978, as amended.
Maximum Lot Coverage: 15% as calculated by the Garfield County Zoning
Resolution of 1978, as amended.
Minimum setbacks: Front = 50 feet from front lot line
Rear = 25 feet from rear lot line
Side = 10 feet from side lot Tines
(These shall apply except that Applicant may create building envelopes
which are more restrictive than the above, in which case said building
envelopes shall overrule and shall control)
Additional Requirements: Same as AIR/RD & Supplemental Regulations In
the Garfield County Zoning Resolution of 1978, as amended.
