Box 1210 Basalt, CO.81621 Ro: Homesite Filing 1, E-31 Rafferty Dear Todd: AmmmEMEMMMEMMEMOMM TO 9457785 F.02 This letter will confirm the Design Review Committee's review of the Filial Submission and landscape plan for William Rafferty's lot on September 18, 1996. The tRC grants approval of the house plans for Homesite E-31 subject To the items listed below. This letter will entitle you to apply for a building permit with Garfield County, and upon issuance of said permit, you may begin construction. 1. As there is extensive overhangs of the eaves outside of the building envelope, you will need to place the setbacks on the building envelope on-site to assure that no walls are extending over the building envelope. 2. The percentage of exterior stone needs to be further evaluated and may require increases per your telephone conversation with Paula Dercvensky today. 3. The concept developed in your landscape concept is a good start, but a revised landscape will be required that includes the addition of the following items: a. A list of the planted materials you intend to use including their location, size and quantities. b_ A grading and irrigation plan which incorporates mounds and swa]es to facilitate drainage & landscape screening far the housite. E19-25-1956 83: 2'9PM FROM THC. Cabinet Mr. Todd Habermann September 19, 1996 Page two. TO 945??85 P.03 c. Modify the manicured front lawn area on the street side corners of the lot to accommodate an expanded native grass area. d. A screening plan for the air conditioning units and utility panels, e. A mounumentation pian and plans for any exterior lihting which you may plan to incorporate into your design, f. An additional grouping of trees (evergreen with aspen) is needed to further screen the garage doors from the street and your western neighbor. This may be achieved by reducing the trees on the golf course side of the home and relocating them to this area. The revised landscape submission must be received by October 15th, and DRC approval is required prior to proceeding with any work in these areas, As discussed, the DRC will require that you relocate the door located the street side of your garage so it is less visible from the street. Additionally, it was noted that the driveway will be asphalt at the street edge with the remainder being concrete. Keep in mind the asphalt area will require a Curbed edge. Thus, your costs will be about the same as the cost to concrete the entire drive. Finally, we will advise you of our decision on what roofing materials (shlingfes) will be acceptable in the next few weeks, so a final selection can be made by you. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project.
