The conditions that must be met, prior to final approval, are as follow: 1. That all representations by the applicant made before the Board of County Commissioners shall be conditions of approval. 2. Prior to the approval of a finalicertificate of occupancy for the residence, the property owner shall submit an elevation certificate, signed and stamped by a licensed land surveyor or professional engineer, for the finished floor elevation of the single family dwelling unit. 3. All foundations should be cast -in-place, reinforced concrete footers and stem walls. All foundation designs should be based on site specific geotechnical soil and foundation investigations. All foundations should be reviewed and approved by a registered, professional structural engineer, who should review foundation designs in regard to hydrostatic and hydrodynamic loads and buoyancy. 4. That the finished floor of the residence be a minimum of one (1) foot above the adjacent finish grade. 5. The construction of the residence be performed in accordance with the 1994 Uniform Building Code, as adopted. Additionally, the developer shall follow all recommendations made by the engineers concerning the construction of the individual sewage disposal system. 6. The inclusion of the following plat note on an updated site plan: "The minimum defensible space distance shall be 30 feet on level terrain, plus appropriate modification to recognize the increased rate of fire spread at sloped sites. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may ult in the delay of the permit issuance and in proceeding with construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project.
