HomeMy WebLinkAbout3.0 Director's Determination 04.07.2017CGarfield County April 7, 2017 Karp Neu Hanlon, PC c/o Jeff Conklin PO Box 2030 Glenwood Springs, CO 81602 DIRECTOR DETERMINATION — PUD Minor Amendment — Los Amigos PUD — HDSF Zone District (File No. PUAA-01-17-8513) Dear Mr. Conklin: This letter is provided to you, as the identified representative to the Pinyon Mesa HOA, for a PUD Amendment of the Los Amigos PUD — HDSF Zone District. The PUD Amendment is requested to further define the Floor Area to be counted as a part of the maximum requirements. The affected properties are located in Pinyon Mesa Subdivision Phase 1 and Phase 2. This letter is notification that your request for a Minor Amendment to the Los Amigos PUD has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. This determination is based on the analysis described in the Project Information and Staff Comments report dated April 7, 2017 for the application identified as PUAA-01-17-8513. Findings: That proper public notice was provided for an Administrative Review Minor PUD Amendment. 2. That with the adoption of conditions, the application is in general conformance with the 2030 Comprehensive Plan, as amended. 3. That with the adoption of the Conditions of Approval the application has adequately met the requirements of the Garfield County Land Use and Development Code, as amended. 1 The conditions of approval are as follows: 1. That all representations made by the Applicant in the application shall be conditions of approval. The Applicant shall submit an updated and revised PUD Guide (previously recorded at Reception Number 878399 on June 14, 2016) with the modifications as outlined below for review by Community Development and County Attorney Staff. Once accepted by County Staff, the updated and revised PUD Guide shall be recorded with the County Recorder. (Page 1 — Changes underlined and bold) High -Density Single -Family Residential District 8. Maximum Floor Area: 3294 square feet, exclusive of basements. Notice of this decision will be provided to the Board of County Commissioners who has the ability to `call-up' the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period.
