GETGER ANNE MARIE CALLAHAN VIA HAND DELIVERY TO: Mark Bean, Director of Planning Garfield County Building and Planning Department 109 8'h Street, Suite 303 Glenwood Springs, CO 81601 Re: Amended Final Plat, Lot 17, The Fairways at Aspen Glen Dear Mark: Delivered herewith is the mylar of a proposed-Amended Final Plat of Lot 17,The Fairways at Aspen Glen. As stated on the face of the Plat, the sole purpose of the amendment to the Plat is to modifr the building envelope shown on the Lot. The proposed modification extends the building envelope five feet closer to Midland Loop, the front of the Lot, and is necessary because the original Final Plat mistakenly located the building envelope too far back into the Lot. The proposed expansion of the building envelope is completely consistent with the setbacks and all other requirements of the applicable Aspen GIen PUD Zone District. There are no sink holes or other geologic hazards on the Lot that constrained the building envelope. The location of the building envelope contained in the original Final Plat was simply a mistake. For your information, we made the same mistake on the adjacent lots, and we will be submitting an amended plat for Lots 15,16, and 18 of The Fairways as soon as we gather all the necessary signatures. As you can see, the Amended Final Plat submitted herewith contains all of the necessary signatures except for the County Surveyor. We respectfully request that you present this Plat to the County Surveyor for his signature and then present it to the Board of County Commissioners for its approval at an upcoming meeting.
