Amend Plat for Aspen Glen Lot A -7
This is a request to amend the Plat for Aspen Glen, Filing Number l, lot A-7 of the
Peninsula neighborhood. The property is located at O4O4 Rivers Bend and the owners are
Leslie and Jerry Beinstein.
The lot size of ttris parcel is approximately 1.126 acres in size, which designates this
property as a3/+ acre site per the Aspen Glen Covenants. The minimum setback per
Aspen Glen Covenants from the property line to the building envelope is thirty-five feet
(35',).
The owners are requesting an amendment to the building envelope. The request is an
eight-foot (8') building envelope relocation on the northeast building envelope line
changing the distance from 47'7" to 39'7". The applicant has also requested a four-foot
(4') building envelope relocation on the northwest building envelope line changing the
distance from 4l'10" to 37'10'0. These distances are greater than the minimum standard
setback requirements for the property (35').
The owners have received approval for this amendment from the Aspen Glen
Homeowners Associatioq Design Review Board based on the information they were
presented. Based on ttrese representations, the County stafffinds no reason to deny this
request and therefore asks the Board of County Commissioners to approvlthis proposal.
