Comments Regarding Amended Building Envelope, Lot 89, Pheasant
Circle (a.k.a. Blue Heron), Aspen Glen, Garfield County, Colorado
As requested, we visited the site on June 13, 2000 and have reviewed the proposed
amended building envelope as shown on the amended plat drawing, dated April, 2000 by
Schmueser Gordon Meyer. The purpose of our work was to comment on the geologic
hazard impacts to the proposed additional portion of the building envelope with regard to
residential construction. Our work was performed in accordance with our agreement for
professional services letter to Culpepper Land & Cattle Company dated June 13, 2000.
We were provided a survey plan of the amended building envelope and the "Home Site"
plan for Lot B8 (which shows Lot 89 also) prepared by Schmueser Gordon Meyer.
The amended building envelope will include the platted building envelope plus an
additional rectangular area approximately 105'x 20'on the west side of the existing
envelope. The proposed envelope addition is located on an alluvial terrace about 5 to 6
feet higher than the current Roaring Fork River level 130 feet to the west. The area is
relatively flat with a slight slope down to the northwest and west. The additional part of
the building envelope is vegetated with tall grass and scattered deciduous trees and brush.
Ponded water was observed in a small low-lying area south of the platted building
envelope.
The potential geologic hazards impacting this site include subsidence potential due to
sinkholes and flooding (Chen-Northern, 1991). No sinkholes were identified on this lot
during previous studies by Chen-Northem, Inc. The risk of sinkhole development due to
voids in the underlying Eagle Valley Evaporite bedrock is considered low and no greater
in the additional part of the envelope then in the existing envelope.

The west side of the platted building envelope and the amended addition is located within
the 100 year flood plain as shown on Schmueser Gordon Meyer's "Homesite Plan". The
westem side of the amended addition borders the 100 year floodway as identified by
Schmueser Gordon Meyer. There may be building restrictions (such as minimum lower
floor elevation) associated with development within the flood plain and we recommend
that Schmueser Gordon Meyer be contacted regarding development within this area.
We expect that the subsoils at the site will consist of alluvial terrace deposits and that
groundwater will be shallow (l to 2 feet deep) in the westem portion of the platted
envelope and all of the proposed additional portion. Elevating the building area to
mitigate the shallow groundwater condition and possibly the flood plain issues will
probably be needed.
