HomeMy WebLinkAbout10.00 Director's Determination 11.17.16November 17, 2016 Balcomb and Green, P.C. c/o Chad Lee PO Drawer 790 Glenwood Springs, CO 81601 Garfield County DIRECTOR DETERMINATION -Carbondale Glen Sweetgrass Vista, LLC -Aspen Glen Filing #1 -Amended Final Plat Lot D19 (File No. FPAA- 1 0-16-8494) Dear Mr. Lee, This letter is provided to you, as the representative for Garfield County File FPAA-10-16- 8494, pertaining to an Amended Plat for a "duplex split" on Lot D19 of the Aspen Glen Filing 1 subdivision. This letter is notification that your request to amend the final plat of Aspen Glen, Filing 1, Lot D19 has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. The conditions of approval are as follows: 1 . That all representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the conditions contained herein. 2. The Applicant shall submit the signed party wall agreement to the Community Development Department with the plat Mylar prior to scheduling the BOCC signature on the Amended Final Plat so these documents may be recorded concurrently. 3. The Plat shall be subject to final review and approval by the County prior to submittal of the Mylar plat for final execution. All standard plat certificates and signature blocks shall be included on the final plat. 4. The Applicant has 90 days within which to satisfy conditions of approval and provide the following documentation for BOCC signature and recordation: 1 a. A plat mylar with signed Certificates that include Dedication and Ownership, Title, Taxes, Applicant's Surveyor, and any mortgagees; b. Recording Fees . Notice of this decision will be provided to the Board of County Commissioners who has the ability to 'call-up' the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period (Sunday November 27, 2016 -Effectively Monday November 28, 2016).
