- The purpose of this Amended Plat is to re -subdivide Lot D32, as shown hereon and to create
the access easement which will be used in common by the owners of Lots D32A and D328, their
guests and their invitees.
- Survey Orientation based on a bearing of S 00'01 '46" W between the Northwest corner of
Section 20 and the West 1/4 corner of said Section 20, Township 7 South, Range 88 West of
the 6th Principal Meridian both monumented by 1986 BLM Aluminum Caps.
- All Utility, Drainage, Irrigation, and Golf Course Corridor Easements and Building Envelope

A)
995:A) Aspen Glen Filing No. 1 is a port of Aspen Glen P.U.D. approved June 29, 1992 by the board
Of County Commissioners of Garfield County. The terms and conditions applicable to the Aspen
Glen P U. D. are set forth in the resolution of the County Commissioners recorded on June 29,
1.992 as Reception No. 436262 in Book 835 at Page 305 of the records of the Garfield County
Clerk and Recorder.
8) Aspen Glen Fling No. 1 is subject to the Terms of Declarations of Covenants, Conditions, and
Restrictions for Aspen Glen recorded in Book 936 at Page 350.
C) Certain building locations may be subject to geologic and hydraulic hazards. All structures
shall require the submittal of an engineering report addressing soils and geology conditions,
foundation design and drainage prepared by a registered professional engineer. A# site
development, including building construction, shall be conducted in accordance with engineer's
stipulations.
D) 1) No open hearth solid -fuel burning fireplaces will be allowed anywhere within Aspen Glen
with the exception of four (4) fireplaces in the clubhouse and fireplaces currently in place in
existing residences.
2) All dwelling units will be allowed an unrestricted number of natural gas burning fireplaces
or appliances, and
3) All dwelling units will be allowed no more than one new wood burning stove as defined
by C.R.S. 25-7-401, et seg and the regulations promulgated thereunder.
E) Lots may be located within the 100 year floodplain. Lots within regulated floodplain are
subject to the regulations of Section 6: Floodplain of the Garfield County Zoning Resolution.
F) Only one dog is allowed for each dwelling unit.
G) Lois DI through D45 are duplex Lots and may be further subdivided at a future date.
H) River waters are subject to a River Recreation and Boating Easement for the benefit of the
public.
I) Dead or dying cottonwood trees within the Open Space/River Parks shall be preserved for
cavity nesters and perches used by raptorsfeagles. If such trees present a hazard, the
Homeowners Association may remove such trees at its discretion.

property situated in the County of Garfield, State of Colorado, said real property being more particular,
described as follows:
Lot D32 Aspen Glen Filing 1, as recorded as Reception No. 476330 on 06 April 1995
in the Garfield County Clerk and Recorders office, County of Garfield, State of Colorado.
Has by these presents subdivided the some into Lot D32A and Lot D328, as a condition
to Plat Note G on said record Plat, and have created an Access Easement for the joint
use of said lots as shown hereon and designates the some as Amended Plat of Lot D32,
Aspen Glen, filing 1, a subdivision in the County of Garfield, State of Colorado.
That said owner does hereby dedicate and set apart all of the streets and roads as shown on the
accompanying plot to the use of the public forever, and hereby dedicate to the Public Utilities those
portions of said real property which are labeled as utility easements on the accompanying plat as perpetual
easements for the installation and maintenance of utilities, irrigation and drainage facilities, including but
not limited to electric lines, gas lines, telephone lines; together with the right to trim interfering trees and
brush; with perpetual right of ingress and egress for installation and maintenance of such lines Such
easements and rights shall be utilized in a reasonable and prudent manner.
