It looks really good with just one follow-up item that I missed earlier. The Certificate of Ownership and Dedication needs a signature line for Kurt Kornreich and the notary also needs to be updated with his name in place of Brad Crawford. took a quick look at the County Surveyor's comments and everything looked good with only a question about the bearing on the boundary line between the two lots (tem #3 from his 3/18/11 memo). It appears that it still needs to be amended to read with a North West bearing. A technical question not for a Planner. With the one addition/edit noted about and the clarification of the bearing question (per the County Surveyor) you can proceed with preparing the mylar. Tim can proceed with obtaining owners signatures, lien holders etc. I will coordinate with him on the County signatures including the certificate of taxes paid (County Treasurer) and the County Surveyor. Subject to our review we anticipate being able to order the mylar very soon. That will allow you to begin circulating the plat for signatures. Hopefully that will work o.k. with your schedule. We need to have the plat presented to us at the Planning Office a week prior to the Board of County Commissioners meeting at which it is to be on the consent agenda (for the Chairman's signature). You will need to circulate the plat for your signatures (owners, title company, lien holder etc.) prior to bringing it by to the County. Your will also need to certify with the County Treasurer that ail taxes are paid. It would be good to aim for having your plat fully executed next week so we can get you on the June 20th agenda. I know you mentioned being out of Town fora while, so please let us know your plans regarding the plat. Please call or email if we can be of assistance. E have my final comments on the plat ready and need to coordinate how you would like them conveyed to your surveyor. It would be great to get the edits done and a myiar produced next week so we can proceed with getting signatures. There are related minor issues such as getting the County Surveyor's signature and the County Treasurer's signature (including paying any taxes due) that sometimes take extra time. You will also need to get your lien holders signature which also can take some time. Early June would be excellent for getting you on the County Commissioner's consent agenda for final signatures and then recording. Pursuant to your Director's Decision we need to be finalized by June 28th, Please call or email to discuss the above topics. Thanks in advance for your efforts to finalize the plat. Please note that the conditions of approval deal with technical plat editing typical of this type of amendment. Both draft plats are consistent with the Aspen Glen Design Review Committee (DRC) approvals: For the Butler plat amendment, Lot E-10, the DRC reviewed the adjustment to the building envelope and recommends approval to Garfield County. For the Kornreich duplex, Lot D-33, the DRC reviewed the development of the duplex and now amended plat and finds that the submittal is consistent with the approved development of that property. The Building and Planning Department has received your submittals for the amended plat to create duplex lots for the existing building on Lot D-33 Filing 1 of the Aspen Glen PUD. The application has been reviewed to determine if the submittal materials are complete and although the application is comprehensive and detailed there are several items that need to be provided or resolved prior to a determination of technical completeness. Please respond to the following items: 1. A copy of the parry -wall agreement should be provided as referenced to in the plat notes. A standard part -wall format can be obtained from the Aspen Glen Homeowners Association. Typically this type of agreement will stipulate the responsibilities of each of the owners regarding common maintenance issues. 2. Clarification as to whether an access easement is intended to be created as referenced to in the plat notes but not shown on the survey platting. Information on the as -built driveway locations should be shown on the plat to clarify the potential need for or location of access easements. 3. The plat notes need to include, restate or reference plat notes from the original Aspen Glen Subdivision plat. Expanding the existing reference to include plat notes and the recording information/reception number for the original plat is an acceptable option. 4. Minor plat refinements are needed to include labeling of the building envelope and correcting or confirming the street right of way reference. 5.
