Lot#S is 0.27 I acres in sire and there are no proposed changes in boundary alignment. The property
is located northwest of Carbondale, west of Colorado State Highway 82 and on Riverglen Road
adjacent to Riverfront Club Villas Tract A. There are no structures onthis tractatthe current time.
The use ofthe property will not change fromthe original approved uses and the proposed Cornmon
Parkfu€ Parcel will not be used for any other use than parking for the four (4) adjacent lots and
remains consistent with the original PUD zoning.
Section 6:10 of the Subdivision
Garfield County regulations states that an amendment may be made to a recorded plat if such
amendment does not l) increase the number of suMivision lots or dwelling rmits, or 2) result in the
rnajor relocation of a road or add new. Stafffinds these standards are met.

The Applicant hasprovided allrequired documentationandhas satisfied theapplicablestardardsfora
plat amendment. Therefore, the Planning StafrecornmendsthattheBoardofCountyComrissirmers,
pursuant to Section 6: l0 ofthe SuMivision Regulations of 1984, as amerde{ Approve this amedd
plat request withthe following conditions:
l. That all representations of the Applicant, either within the application or stated at the rneeting
before the Board, slnll be considered conditions of approval; and
Within 90 days of approval, the Amended Final Plat shall be reviewed (paper copy), then signed
and dated (mylar copy) by the County Surveyor, than signed and dated by the Chairman of the
Board and recorded inthe Clerk and Recorder's Office ofGarfield County. The Amended Final
Plat shall meet the minimum CRS standards for land survey plats, as required by Colorado state
law, and approved by the County Surveyor and shall include, at a minimun\ the infonnation
outlined in Section 5:22 ofthe Garfield County SuMivision Regulations
