I. DESCRIPTIO}I OF THE PR@IOSAL
The ownerc of Lot ISB are seeking a building envelope amendment to allow for elgansion and
covering of an existing patio at the rear of their home. The Aspen Glen PUD ass[ns buiHable area to
each of tre lots within tre subdMsion, an area that must contrain all site improvements exoept for a!
grade construction of patios, sidewalks, driveways, etc. The Applicants arc requesting the buiHing
envelope expand to the rrest by approximately 10 feet towards the rear lot line, for a distance of 35'
paralbl the rear lot line.
The rear property line is encumbered bytwo easements , aZO'Drainage and lnfiatkrn Easenrentand
a7.5'Utiltty, Drainage and lnigation Easement. The approvalof ffris requeetwillnotaftctnorimpact
these easemenF.
The Aspen Gbn Design Rev'ew CommitEe responded to the refunal request that they are satisfied
wih fre amendrnent.
II. AUTHORITY & FINDINGS
Artide V, Section 5-3061 0 of the Unified Land Use Regulations of 2m8 stipulates that an amendrpnt
may be made to an approved plat if such amendment does not increase the nunber of srbdiyision
lots or resutt in a rnajor reloetion of a road or add one or more new roads. This request will not result
in eittpr of the truo aforcmentbned standards ard Stafffinds these standards have been rnet.
III. STAFF RECOTTEI{DAIION
Planning Staff recommends that the Director, pursuant to Article V, Sedion S306 of tte Unified tard
Use Code of 2(D8, approve this requeet. Final apprwal shall not o@ur uiltil eucfi tirne as tlre Board
of County Commissbners authorire the Chairman to sign the Amended Plat and it is recorded with
the GarfieH County Cbrk ard Reorder.

Dear Jeff,
Upon review of the Amended Plat - Lot IS8 Aspen Glen, Filing Z,Ihave comments and corrections to be made
prior to approval for survey content and form as follows:
1.) The new building envelope line should be labeled as'onew" or "amended" instead of "proposed".
2.) The envelope tie and other envelope dimensions do not work. Only dimension the new envelope.
3.) Vicinity Maps are required on all subdivision plats.
Once these and all final comments from Building and planning have been completed, the Mylar may be
prepared for recording. The Mylar shall be delivered to the Building and Planning offrce with all private party
signatures no later than Monday the week prior to the next commissioner meeting day in order to make that
meeting.
