DESCRIFTION OF THE PROPOSAL
The Applicant owns two adjacent y2 (0.50) acre lots (Lots WP 7 and WP 8, Block 11) in
Aspen Glen Filing No.3 generally located west of Carbondale just west of State Highway
82 and East of County Road No. 109. The Applicant requests approval to eliminate the
building envelope existing on lot WP7 as well as the line that presently separates the two
lots WP7 and WP8 thereby creating a one (1) acre lot. The Aspen Glen Design
Committee has reviewed and approved of this requested action (see attachment). The
PUD minimum lot area requirernentis Yz (0.50) acre-with a .25 to 1 floor area ratio.
II. AUTHORITY
Section 6:10 of the Subdivision regulations states that an amendment may be made to a
recorded plat, if such amendment does not 1) increase the number of subdivision lots or
dwelling units, or 2) result in the major relocation of a road or add new roads. This
request will not result in either of the two aforementioned standards and Staff finds these
standards are met.
III. STAFF RECOMMENDATION
The Applicant has provided all required documentation and has satisfied the applicable
standards for a plat amendment. Therefore, the Planning Staff recommends that the Board
of County Commissioners, pursuant to Section 6:10 of the Subdivision Regulations of
1984, as amended, approve this amended plat request with the following conditions:
l. That all representations of the Applicant, either within the application or stated at the
meeting before the Board, shall be considered conditions of approval.
2. That the title of the new plat shall read as follows: "Amended Ptat of Lot WP7 and
Int WP8, Final Plat Aspen Glen Filing No. 3 Sections 18 and 79, Township 7
South, Range 88 West of the dr p.Pt. County of Garfietd, State of Colarado."
Within 90 days of approval, the Amended Final PIat shall be reviewed (papgr copy),
then signed and dated (mylar copy) by the County Surveyor, than signed and dated by
the Chairman of the Board and recorded in the Clerk and Recorder's Office of
Garfield County. The Amended Final Plat shall meet the minimum CRS standards
for land survey plats, as required by Colorado state law, and approved by the County
Surveyor and shall include, at a minimum, the information outlined in Section 5:22 of
the Garfield County Subdivision Regulations.
That the applicant include a plat note stating the purpose of this plat is to remove
the building envelope on lot WP 7 and the lot line between lots WP 7 andwP 8.
That the applicant add a plat note stating that all other plat notes from the original
Aspen Glen, Filing No. 3 shall apply to this plat.

This letter is to confirm that the Aspen Glen Design Revieu, Committee has reviewedthe
proposed lot tie for Lsts WP-08 and WP-07. At their Novernber 8,2006 meeting the
DRC formd that the request to merge Lot wp-07 wittr your property, wp-Og and
eliminate the building envelope on Lot WP-07 seryes io enhance the Aspen Glen
commmity by reducing density and preserving open space.
Laudscape maintenance and future landscaping of WP-07 was discgssed with the DRC.
Until future landscaping is contemplated, you represe,nted that you would mairtain the
property in a similar fas$9n as the Aspen Glen HOA has done so in the pas! mowing the
native grass. Receipt of $600.00 DRC fee is hereby acknowledged.
IEDRC recognizes that an adjustuent to the parcel boundary is an ame,ndme,nt to the
IUD_p]u! and is required to be reviewed and approved by the'Garfield County BOCC.
The DRC recommends approval of your lot tie and plat aurendment
