PO Drawer 790 Glenwood Springs, CO 81602 DIRECTOR DETERMINATION — KA&M Pitkin Partners, LLC - Aspen Glen Filing #7 - Amended Final Plat Lot H27 (File No. FPAA-01-17- 8515) Dear Mr. Lee, This letter is provided to you, as the authorized representative for Garfield County File FPAA-01-17-8515, pertaining to Lot H27 of Aspen Glen Subdivision Filing 7. This letter is notification that your request to amend the final plat by modifying the Building Envelope on Lot H27 has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. The conditions of approval are as follows: 1. That all representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the conditions contained herein. 2. The Plat shall be subject to final review and approval by the County prior to submittal of the plat for final execution. All standard plat certificates and signature blocks shall be included on the final plat. The following amendment shall be made to the Plat prior to submittal to the County for final review: - The vicinity map shall be black and white only. 3. The Applicant shall provide an executed non -revocable license agreement between the Aspen Glen Club (Club Corp.) and the property owner for the encroachment into the golf course corridor, drainage, and irrigation easement to the Community 1 Development Department prior to scheduling the Plat to be signed by the Board of County Commissioners, 4. The Applicant has 90 days within which to satisfy conditions of approval and provide the following documentation for BOCC signature and recordation: a. A plat mylar with signed Certificates that include Dedication and Ownership, Title, Taxes, Applicant's Surveyor, and any mortgagees; b. Recording Fees. Notice of this decision will be provided to the Board of County Commissioners who has the ability to `call-up' the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period.
