Dear Gavin and William :
This letter is provided to you as the owner and owner's representative of the Britz
Amended Plat Application for Lots H28 and H29 Aspen Glen Filing No. 7. The
property is also known as 0014 Saddlehom Ct. Carbondale, Colorado and
Assessor's Parcel Numbers 2395-134-06-028 and 2395-134-06-029. Your
Application to amended the Final Plat to combine Lots H-28 and H-29 and modify
the building envelope has been reviewed in accordance with the Administrative
Review procedures contained in Section 4-103 and 4-101 of the Unified Land
Use Resolution of 2008 as amended (ULUR). Said provisions require a Decision
by the Director of the Community Development Department on whether to
approve, approve with conditions ,. or deny the request.
A decision is hereby issued regarding your Application for an Amended Final Plat
for Lots H28 and H29 Aspen Glen Subdivision Filing No. 7. The Directors
Decision is· to approve the Application subject to the following conditions:
1. That all representations of the Applicant contained in the Application
submittals sh~ll be conditions of approval unless specifically amended or
modified by the conditions contained herein.
2. All requirements from the County Surveyor shall be met prior to submittal
of the plat for final execution.
3. The Plat including easement vacations shall be subject to final review and
approval by the County Attorney's Office prior to submittal of the plat for final
execution. Additional documentation for approval of the easement vacations
may be required by the County Attom~y's Office.

4. The Plat shall include a plat note indicating the purpose of the amended
plat to be the combination of Lots H28 and H29 and an adjustment to the building
envelope for the combined Lot HH28. A plat note shall also be included
indicating that all previous plat notes set forth on the Final Plat of Aspen Glen,
Filing No. 7, recorded at Reception No. 552596 and any amendments thereto
shall remain in effect.
5. The Applicant shall provide documentation from an authorized
representative acting on behalf of the Aspen Glen Homeowners Association that
the drainage and irrigation easements to be vacated on the common lot line
between Lots H-28 and H-29 are not needed for implementation of the Aspen
Glen drainage and irrigation plans.
6. The Amended Plat shall be subject to compliance with the Aspen Glen
Homeowners Association approval letter dated 12/20/12 and attached as Exhibit
A.
The ULUR requires notification to the Board of County Commissioners for their
review and potential call-up of the application for a public hearing. The Board
review is for a period of 1 O calendar days commencing on the date of the
Directors Decision. The call-up period shall expire on May gth. The Amended
Final Plat will be scheduled on the Board of County Commissioners consent
agenda after expiration of the call-up period and once all conditions of approval
have been satisfied.

Dear Glenn, thank you for the opportunity to comment on the Britz-Aspen Glen Amended Plat Lots H-28 & H-29 Filing
No. 7. As the Design Review Administrator for Aspen Glen I have reviewed the application submitted by'Mr. Britz's
representative. The draft plat is' consistent with the draft plat that was presented to the Design Review Committee in
late 2012. The merged properties and the adjusted building envelop are consistent with what was reviewed and
approved by the DRC. I have attached a Jetter that was drafted to Garfield County outlining the DRC's review and
approval. Aspen Glen approved of the amended plat.

Dear Glenn,
This letter is to confirm that the Aspen Glen Design Review Committee has reviewed the
proposed plat amendment to combine Lots H-28 & H-29 (0014 Saddlehom Court & 0004
Saddlehom Court) into one lot The plat amendment also merges the two building
envelopes. The DRC approved the lot tie and recommends approval to the Garfield
County Board of County Commissioners with the following conditions:
1. The platted building envelope for Lot H-29 is reduced at the north end of the lot equal
to the amount of building envelope that is gained by joining the two lots and their
building envelopes.
2. The DRC did not approve the building envelope adjustment proposed for the south ,
side of the building envelope of Lot H-29 because it would allow future development too
close to the adjacent property. This envelope adjustment was proposed to align the
building envelopes of both lots because the envelope on H-28 was adjusted ftom a 20
foot setback to a 10 foot setback. Also, the Aspen Glen Design Guidelines Section 5.4
Wall Configuration and Design requires a jog in the wall plane of an exterior wall when
the nmning length of the wall exceeds 20 feel The jog in the building envelope will
&cilitatc the required pop out per of the Guidelines.
3. A copy of the recorded amended plat shall be provided to the Aspen Glen DRC.
4. The DRC has only approved the lot tidplat amendment. Any further improvements to
property shall be submitted for DRC review and approval.

The DRC noticed property owners within the vicinity of the project site and no objections
have been noted to the proposed adjustments. The Aspen Glen DRC recommends to the
Garfield.County BOCC approval of the proposed plat amendment as proposed. on the
Amended Plat of Lots H-28 & H-29, Aspen Glen, Filing No. 7 Garfield County Colorado
dated November 29, 2012, job number 2012.395.001 .
The Aspen Glen DRC anticipates the opportunity to review the plat amendment
application submitted to Garfield County.
