Tte Peaks of Aspen Glen, Phase lll Final plat was recorded on Juty 17th,2ooo
(Reception No. 566379). Phase lll included four (4) lots (K-N), eaclr approved for the
construction of three townhome units (12 total). The developer is required to submit an
ap.ended plat in compliance with Preliminary Plan approval depicting the town homes as-

K through N of the Peaks at Aspen Glen, Phase No. 3 as depicted on this plat, Have

II STAFF RECOMMENDATION
Staff finds that the Applicant's request is consistent with the approval as detailed in Plat
note No. 14 of the Final Plat recorded on July 17th, 2OOO (Reception No. 56637g).
Therefore it is the recommendation of Staff that the Board of County Commissioners
approve the request to amend the Final Plat of Peaks at Aspen Glen, Phase lll, Lot L with
the following conditions:
That all representations of the Applicant, either within the application or stated at
the meeting before the Board, shall be considered conditions of approval.
within 90 days of approval, the Amended Final Plat shall be reviewed (paper
copy), then signed and dated (mylar copy) by the county surveyor, then signed
and dated by the Chairman of the Board and recorded in the Clerk and ReCorde/s
Office of Garfield County. The Amended Final Plat shall meet the minimum CRS
standards for land survey plats, as required by Colorado state law, and approved
by the County Surveyor and shall include, at a minimum, the information outlined in
$5:22 of the Garfield County Subdivision Regulations.
