Dear Mr. & Mrs. Johnson;
The Department of Community Development has reviewed the submittal information, related to
your request for an amended plat to combine the areas of Lot 22 and Lot 23, and found the
information to be technically complete. A determination of technical completeness refers to the
Land Use and Development Code of 2013 requirement which specifies provision of submittal
information. A determination of technical completeness is not an approval nor is it an indication
the request is compliant with the substantive requirements of the code simply that sufficient
information has been provided for the review process to move forward.
Referrals will be sent to the Aspen Glen Homeowners Association as well as the County Surveyor
for review. Any comments received will be forwarded to you so that you may address any
identified issues. Planning staff will also review the plat and provide comments regarding any
changes that may be required to that document.
Given a determination of technical completeness we have set the Director Decision date for
September 3, 2013, at which time a decision will be issued on whether to approve, approve with
conditions or deny the application.
A minimum notice period of 30 -days is required therefore Adjacent Owners must be notified by
Certified Mail, Return Receipt Requested by Thursday August 1, 2013. It is your responsibility as
the Applicant to complete the public notice requirement. Please mail the attached Notice Form, to
the adjacent properties within 200' of the subject lot (as included on the submitted list of owners
within 200'). You must provide both proof of mailing and proof of receipt prior to the Director
Determination on the application. The notice is required to be sent at least 30 days prior to the
date of Director Determination (mailed by August 1, 2013 at the latest).
An outline of the review process is provided:

1. The Director Decision is set for September 3, 2013;
2. You must send the Public notice by the end of the day on Thursday, August 1, 2013 in order
to meet the 30 day time requirement for notice;
3. On September 3, 2013the Director will issue the decision and notify both the applicant and
the Board of County Commissioners (BOCC) of the decision. The BOCC has the ability to
"call -up" the application for a public hearing. We are required to give the BOCC 10 days to
review and determine if the application should be called -up for hearing (deadline
September 13, 2013).
4. You may obtain the mylar from your surveyor upon issuance of a director decision and
obtain the following the signatures:
a. Owner(s) — signatures must be notarized;
b. Mortgage company, if applicable;
c. Your surveyor;
d. Treasurer;
e. Title Company (or attorney).
The planner will obtain the remainder of the signatures including the County Surveyor, Board of
County Commissioners and Clerk and Recorder.
Once the 10 day call -up period has passed (September 13th) and no call -up is requested, the
Planner can schedule the plat for Board of County Commissioner signature at the next regularly
scheduled meeting. Once all signatures are complete the plat will be recorded (the applicant is
responsible for paying recording fees).
