Drawer 790 818 Colorado Avenue Glenwood Springs, Colorado 81602 BUILDING & PLANNING DEPARTMENT RE: Blue Creek Ranch Final Plat and Vested Rights Approval Dear Larry, As you are aware, on Tuesday, February 18th, 2003, the Chairman of the Board of County Commissioners signed the Blue Creek Ranch Final Plat as well as moved to approve the request for vested rights for the Blue Creek Ranch Final Plat. As a result of this action, the Board finds the Applicant satisfied all the conditions of approval contained in Resolution No. 2002-82. Further, the Applicant was granted vested property rights for the Blue Creek Ranch development plan which will, in effect, allow the Applicant to undertake and complete the development and use of the property under the terms and conditions of a site specific development plan for a three year period. This vested property rights status will protect the project's approval status granted under the current county regulations. In the event Garfield County's land use regulations change in the next three years, the Blue Creek Ranch Final Plat / project will not be subject to those changes. This vested property rights status will begin on the date of the Commissions approval (February 18th, 2003) and last for three full years to expire on February 18th, 2006.
