Re: Blue Creek Ranch: Construction of Porches Outside Building Envelopes
I am writing to confirm our meeting yesterday regarding building setbacks for Blue Creek
It is our understanding that Garfield County agrees with Blue Creek Land Holdings that
building setbacks within Blue Creek Ranch are established by the building envelopes depicted on the
Final Plat. Furthermore, as stated on page 39 of the Blue Creek Ranch Preliminary Plan submittal:
"All structures with the exception of front porches will be restricted to the designated building
envelopes. Porches may be as close as ten feet from internal roads." It is our further understanding
that you will place this letter in the Blue Creek Ranch file in order to avoid any future question about
the ability of an owner of a lot within Blue Creek Ranch to construct a front porch outside of the
designated building envelope.

I am enclosing for each of you a draft of a proposed Supplement to Blue Creek Ranch Master
Deed Restriction. As we have discussed, this document attempts to provide the terms and conditions
upon which the developer of Blue Creek Ranch can sell unimproved lots as affordable housing lots.
I have struggled to produce a succinct document to regulate a fairly complex situation. I am
not sure I have gotten all the way there, so I welcome your thoughts and suggestions on how this
document may be improved.
