Box 916 Glenwood Springs, CO 81602 BUILDING & PLANNING DEPARTMENT RE: Canyon Creek Lot 15 — Final Plat Amendment File #FPAA-6709 Dear Melody: The Building and Planning Department is in receipt of the Michael and Lara Fergen application submitted on January 7, 2011 for a Final Plat Amendment to Lot 15 Canyon Creek Estates associated with a boundary line adjustment to add 0.56 acres to said lot. The application has been reviewed to determine if the submittal materials are complete and although the application is comprehensive and detailed there are a couple of items that need to be provided or resolved prior to a determination of technical completeness. Pursuant to our telephone conversations please respond to the following items: 1. The Boundary Line Adjustment affidavit associated with the request should be updated to utilize the current format (including code references) along with additional exhibits clarifying legal descriptions for both properties involved (Exhibit A) and the final legal descriptions after being adjusted (Exhibit C). The metes and bounds description of the area being adjusted should be relabeled as Exhibit B. Please refer to the attached updated Boundary Line Adjustment Procedures for additional details. 2. The list of adjacent property owners within 200 ft. needs to be updated. The list should include additional properties within 200 ft. of the entire Lot 15 (the "subject land") not just the area being added to the lot. We anticipate several properties within the Canyon Creek Estates Subdivision will need to be added. appreciate the opportunity to have already discussed solutions to the above items with you. Once the items are addressed we can finalize our completeness review and schedule a date for the Director Determination for the Application. Also, once determined to be complete, the public notification to adjacent properties within 200ft. is required as well as additional copies of the submittal materials to send to referral agencies (Le.
