Offce.Manager October 7, 2015 Permanently preserving open lands for agriculture, wildlife habitat, scenic enjoyment and recreation in the greater Roaring Fork and Colorado River Valleys Ranch at Coulter Creek Attn: Carl Moak - HOA President 11104 County Road 115 Carbondale, CO 81623 Re: Ranch at Coulter Creek dog allowance In' response to your inquiry as to the permitting of more than one dog per lot at the Ranch at Coulter Creek I have concluded the following:: The deed of conservation -easement which encumbers the open space areas of the. ranch (Garfield County reception #653777) does not impact the 26 P.U.D. lots, nor does the easement contain any direct reference to dogs. That being said, one of the primary, purposes of the conservation easement is to safeguard wildlife habitat. AVLT requests that appropriate parameters•are adopted by the HOA to ensure that dogs do not harass wildlife within the easement area. So long as the Aforementioned request is met AVLT has no reason to object to the Ranch at Coulter Creek's request to allow more than one dog per lot. Connor P.
