DEVELORAMT PLAN
WHEREAS, Pierre F. Barthelemy has filed a petition with the
Board of. County Commissioners of Garfield County, Colorae.n, for approv:,l of a
modification of the Rifle Service Park Planned Unit Leveloixwnt Plan in
accordance with Section 10.0 of.the Garfield County Zoning Fe so]ution of
1978, as amended;
WHEREAS, previously this Board approved Resolution No. 21-55,
which was concerned with the rpproval of a lore district am:-re..went of t':e
Garfield County Zoning Resolution, and Planned Unit Developrent for P.i_ie
Service Park;
WHEREAS, a public hearing was held as to the proposed
modification, which hearing occured on June 7. 1982;
WHEREAS, based on the evidence, testimony, exhibits, study of
the master plan for the unincorporated area of the County, comments of. the
Garfield County Planning Department, comments of public officials and
agencies, conments from all interested parties, tnis Board finds as follows:
1. That proper publication and public notice was provided as
required by law for the hearing before the Board;
2. That the hearing before the Board was extensive and
complete, that all pertinent facts, matters and issues were submitted and
that all interested parties were heard at the hearing;
3. That the Garfield County Planning Commission has recomended
to this Board that the requested zoning change be granted, provided that
certain conditions be addressed prior to the recording of the final plat;
4. That the proposed zoning it in general compliance with the
recommendation set forth in the master plan for the unincorporated area of.
the County;
5. That the proposed land use will be compatible with tlx:
existing land uses in the nearby area;
6. That the requested modification of the Planned Unit
Development Plan meets all requirements of the Zoning Resolution of. Garfield
County, and further, that the requested planned unit develo},mnt is suitable
and appropriate for the subject property concerning the location, condition
and circuw farces of said property, and that the proposed amendment
implements the purposes and meets the standards and requirements of t)'?
planned unit development provisions of the Garfield County Zoning Resolution;

NON, TELREFC E, DE 1T RF.SOI.VED by the Board of County
Commissioners of Garfield County, Colorado, that the )r^tition for
modification of the Rifle Service Park Planned Unit Developernt Plan be
approved for the following described unincorporated areas of Garfield County
as follows:
Section I. CONDITIONS OF APPROVAL
That the petition of Pierre F. Barthelemy for modification of
the Planned Unit Development Plan be approved subject to the following
conditions as follows:
1. That the interior road within the PUD shall be paved within
a five (5) year time frame from the date of the public hearing.
2. That the applicant shall construct a fence along the North
boundary of the subject property to separate the Planned Unit Development
from the residential areas to the North of the PUD.
Section II. ZONAE DISTRICT
That the Planned Unit Development shall consist of one (1) zone
district, which district shall be called the Rifle Service Park Zone
District.
Section III. ZC EE DISTRICT REGULATiCCS
That the uses permitted witt.in said district, together with
regulations affecting the usece of tle lands contained therein, shall be as
follows:

manufactured, processed or fabricated on the premises, and equipment,
supplies and materials (except commercial explosives) for agriculture,
ruining, business, industry, transportation or construction.
7. The sale, parking and storage of motor vehicles, mobile
hones and recreation vehicles.
8. Public and quasi -public buildings and structures, including,
but not limited to:
a. Police stations, fire stations, libraries, public
recreation and emergency care facilities.
b. Public utilities.
9. Private and public schools and technical schools.
10. Executive and caretaker apartmehts.
11. Automobile service stations, automobile repair specialty
shops, and automobile garages and body shops.
12. Kennels, animal clinics and animal hospitals.
13. Parking lot or garage as principal use cf the lot.
14. General service establishments, including lumber yard, motor
freight depot and storage.
15. Plant for processing natural resources and agricultural
materials cf fabrication of goods from processed natural resources.

MINIMUM IAP' AREA: 7500 square nett
MAXIMUM LOT COVERAGE: 80 percent
MINIMUM SE1BACI(:
1. Front Yard: Arterial streets: 25 feet from front lot line
Local streets: 25 feet from front lot line
2. Rear Yard: 7.5 feet from rear lot line
3. Side Yard: 10 feet from side lot line or 1/2 the height of
the principal building, whichever is greater.
MAXIMUM HEIGHT OF BUILDING: 35 feet.
MAXIMUM FLOOR AREA RATIO: 0.50/1.0
More than one building may be constructed on an individual lot,
providing the total lot coverage of all improvements does not exceed the
maximum lot coverage.
All storage areas shall be obscured by a six foot (6') oak peg
fence, and all storage areas shall be maintained in a dust free condition by
the use of washed gravel or paving.
AND, FURTHER, BE IT REVOLVED that upon presentation of an
amended zone district map, which reflects the amendment herein granted to the
following described unincorporated area of Garfield County, the Chairman be
and hereby is authorized to execute the said zone district map:

A tract of land situated in the B 1/2 of the SE 1/4 of Section
10, and lots 1 and 2 of Section 15, all in Township 6 South, Range 93 Nest of
the 6th Principal Moridian, being more particularly described as follows:
beginning at the intersection of the East line of said Section 10 with the
North right-of-way line of U.S. Highway No. 6 b 24, whence the Southeast ,r
corner of said Section 10 hears SOO 03'00" E. 517.12 feet; thence S63 28'52
W. 1409.31 feet along said Highway right-of-way fence line to the Easterly
right-of-way fence line of a county road; thence N 09 38'38" E. 94.76 feet
along said county road right-of-way fence line; thence N24 06'33' E. 806.94
feet along said county road right-of-way fence line; thence North 146.89
feet; thence N24 06'33" E. 8.69 feet; thence S89 50'00" E. 550.77 feet;
