Section 7-101 Compliance with Zone District Use Restrictions. 7-1
• The currently platted Zone District Use Restrictions will remain the same as defined on the
Spring Valley Ranch PUD Phase I, Final Plat recorded October 21, 2010 at Reception Number
793243.
Section 7-102 Compliance with Comprehensive Plan and Intergovernmental Agreements. 7-1
• The proposed Amended Final Plat is consistent with applicable provisions of the Garfield County
Comprehensive Plan and is not subject to intergovernmental agreements between the County
and a municipality.
Section 7-103 Compatibility. 7-1
• The nature, scale, and intensity of the proposed use will remain as previously platted and are
compatible with adjacent land uses and will not result in an adverse impact to adjacent land.
Section 7-104 Sufficient Legal and Physical Source of Water. 7-1

a. The proposed land use will not affect existing agricultural operations.
b. This restriction is addressed in Note 20 of the Spring Valley Ranch PUD Phase I, Final Plat
recorded October 21, 2010 at Reception Number 793243.
c. There is currently a barbed wire fence separating the project boundary from adjacent
agricultural lands and stock drives. At places of ingress and egress, locked metal gates are in
place and kept closed at all times.
d. Not applicable to the proposed use under this Final Plat Amendment Application.
