A Director's Decision approving an Administrative Review Application for an Amended Plat for Phase 1, Spring Valley Ranch PUD and for an Amended PU D Plan for the Spring Valley Ranch
PUD was issued by Fred Jarman, the Director of the Building and Planning Department on June 8, 2012. The Director's Decision included a finding that the request did not constitute a
substantial modification to the approved PUD and in accordance with the Unified Land Use Resolution of 2008, as amended was processed as an administrative review. The Application was
submitted by the Owner/Developer to make changes to the PUD Phasing Plan necessary to correct clerical errors and more accurately reflect the proposed and approved plan. In addition
the Applicant determined that the Phase I improvements secured by the Subdivision Improvements Agreement and Treasurers Deposit Agreements were not required to serve the Phase I Final
Plat and could be more appropriately addressed during future phases of the PUD. Board Agenda Item -Related Documents This agenda item is scheduled with the Board to allow Staff to answer
any questions that the Board may have regarding the various documents necessary to implement the amendments and to present them for the Board's signature. A resolution authorizing the
Board's execution of the documents has been prepared. The Applicant has finalized a mylar of the proposed Amended Plat for Phase 1 and has met the conditions of approval outlined in

Carey Gagnon, Assistant County Attorney has approved or prepared the following documents which are included in the Board's Packet: • First Amendment to the Development Agreement • Release
of the Subdivision Improvements Agreement • Acknowledgment of Satisfaction and Direction to Treasurer, Treasurer's Deposit Agreement Phase I Spring Valley Ranch Subdivision -Revegetation
TDA • Acknowledgment of Satisfaction and Direction to Treasurer, Treasurer's Deposit Agreement Phase I Spring Valley Ranch Subdivision Improvements TDA • Quit Claim Deed for Highgrange
Pass Road Right-of-way (conveyance to the original owner/developer) • Board Resolution approving an amended PUD Phasing Plan and PUD Phasing Map and authorizing related approvals and
execution of documents by the Board. • Copy of the First Amended Plat of Spring Valley Ranch PUD, Phase I Final Plat. The Applicants Representative, Mike Gamba, Gamba and Associates,
County Planning Staff and the County Attorney's Office will be available at the public meeting to answer any questions regarding the approvals and related documents.
