held at the Court House in Glenwood Springs on MQrda,y , the 2nd.' day of

when the following proceedings, among others were had and done, to -wit:
RESOLUTION NO. 84-y12C ,
RESOLUTIONCONCERNED` WITH THE APPROVAL OF THE SKETCH PLAN FOR
THE SPRING VALLEY RANCH PLANNED UNIT DEVELOPMENT
WHEREAS, Spring Valley Holding, Ltd. has filed an
application with the Board of County Commissioners of Garfield
County for approval of a sketch plan for the Spring Valley Ranch
Planned Unit Development;
WHEREAS, based upon the materials submitted by the
applicant, and the comments of the Garfield County Department of
Development, Planning Division, and the Garfield County Planning
Commission, this Board finds as follows:
1. That proper publication and public notice was
provided, as required by law;
2. That the meeting before the Planning Commission and
the Board of County Commissioners were extensive and complete,
that all pertinent facts, matters and issues were submitted, and
that all interested parties were heard at those meetings;
3. That the proposed sketch plan is in general
compliance with the recommendations set forth in the master plan
for the unincorporated area of the County;
4. That the sketch plan conforms to the requirements of
the Garfield County Subdivision Regulations;
5. That the sketch plan conforms to the requirements of
the Spring Valley Ranch Planned Unit Development plan and
rezoning resolution; and
6. That, for the above -stated and other reasons, the
sketch plan qualifies for approval by this Board.

NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Garfield County, Colorado that the sketch plan
for the Spring Valley Ranch Planned Unit Development be approved
for the following described unincorporated area of Garfield
County with the, following stated conditions:
1. The legal description for the parcel, subject to the
Spring Valley Ranch Planned Unit Developmentsketch plan, is
attached hereto as Exhibit "A", incorporated herein by reference.
2. The ,approval of the Spring, Valley Ranch Planned Unit
Developmentsketch"plan' is subject to the conditions set forth
in the Resolution concerned with the approval of an application
of -Spring Valley Holding, Ltd. for the Spring Valley Ranch
Planned Unit Development rezoning and approval of its plan,
Resolution No. 84 -Lys
Upon motion duly made and seconded, the foregoing
Resolution was adopted 'by the following vote:
