SUBJECT: Revised Westbank Ranch P.U.D.
The multifamily area has been changed to single family
lots and a softball diamond has been added on the lower level.
Some of the single family lots on the upper level have been
made smaller and the number of two and fourplex units has been
increased to make up for the loss of the multifamily units down
below.

Planning Staff Concerns:
1. The loop road on the lower level cuts into the bank
and would create a scar in addition to the road leading
to the upper level. This configuration also creates
several lots between the two roads with questionable
building sites.
The planning staff has recommended that this road be
changed to a cul.-de-saque and located on more level
ground to the north.
2. The county road supervisor has suggested that the 8%
grade on the curve be lessened and distributed to
straighter portions of the road. This also raises the
question of access for the duplex lot on this curve
and visibility which has not yet been addressed.
3. It has been suggested that the two flag lots be provided
with a common driveway to be finished by the developer
prior to sale of the lots. It should be included in the
deeds or covenants that this drive is to provide access
to both lots and is to be kept open at all times.
