described as a parcel located 4
miles south of Glenwood Springs off
of County Road 114.

I. RELATIONSHIP TO THE COMPREHENSIVE PLAN
The subdivision is located in District B (la), Subdivision Rural
Serviceable Areas.
II. DESCRIPTION OF THE PROPOSAL
A. Site Description: The site has varied terrain, with some gentler
slopes on the proposed development areas and slopes in excess of
25% within the open space area. The area vegetation is generally
pinon/juniper vegetation.
B. Project Description: The proposal is to create 10 residential
lots ranging in size from 2.274 acres to 6.869 acres in size. It
is also proposed that 52.41 acres of open space be final platted,
that is a part of the entire Los Amigos PUD. Lots 1-6 and 10
will be served by central sewer and lots 7 - 9 will have
engineered individual sewage disposal systems. All lots will be
served by a central water system. Access will be from County
Road 114 on a public road to be maintained by the developer.
III.MAJOR ISSUES AND CONCERNS
On July 26, 1982, by Resolution No. 82-182, the Board of County
Commissioners approved the Los Amigos PUD, with the following
conditions:
1. That prior to final plat approval of filing #3, Subdivision #2,
the applicant shall obtain approval for a plan for water
augmentation from the District Water Court and the State Division
of Water Resources;

2. That prior to final plat approval of filing #1, Subdivision #2,
the applicant shall exchange deeds with the Murr family to settle
the boundary dispute, so that the Murr boundary line is along the
present fence line;
3. That prior to final plat approval of each filing, Subdivision #2,
the applicant show a building envelope on each lot and suitable
motor vehicle access to the building site;
4. That prior to final plat approval of each filing, Subdivison #2,
the applicant show a plat note that engineered sewage disposal
systems may be necessary on all lots located outside the
boundaries of the Sanitation District;
5. That prior to final plat approval of each filing, Subdivision #2,
the applicant make provision for a homeowner's association which
will monitor and maintain the individual sewage disposal systems;
6. That prior to final plat approval of filing #1, Subdivision #2,
the applicant shall perform a thirty (30) day study in accordance
with acceptable engineering standards of the capacity of the
sewer system of the Spring Valley Sanitation District, which
study shall occur in the Fall of 1982, and provide an engineering
report to the satisfaction of the Board as to the present
capacity of the system;
7. That prior to final plat approval of filing #1, Subdivision #2,
the applicant shall enter into a subdivision improvements
agreement which shall provide, among other things, that the
applicant shall provide or pay for an expansion of the District's
sewer capacity, which expansion shall be determined by the
difference between the actual, as built capacity of the system,
as determined by the Fall, 1982 engineering report, and that
capacity necessary to add an additional 48 units, and 30 units to
be served by the District in this Preliminary Plan;
8. That prior to final plat approval of filing #1, Subdivision #2,
the applicant and the Board shall make provision for the
identification and dedication of a school site within the are os
the Los Amigos Ranch Planned Unit Development;
9. That prior to final plat approval of filing #1, Subdivision #2,
the applicant, shall enter into a subdivision improvements
agreement which shall provide, among other things, that the
applicant at it's expense, shall provide that the water and sewer
lines to the school district property lines will be sized
appropriately to accommodate an elementary school, and the
applicant will pay for or provide any tap fees necessary to hook
up the school to the Sanitation District, at the time the
building permit is issued for the elementary school;
10. That prior to final plat approval of filing #3, Subdivision #2,
the applicant will pay the sum of $32,700.00 in lieu of
construction improvements on County Road 114.
All conditions required of Filing 1, Subdivision 2 have been met.
