This letter transmits the Stormwater Detention Analysis supplemental to our January 1998 Drainage
Report and February 27,1998 letter. Proposed post-development flood peaks are now substantially
less than those that would occur under historic conditions. A revised Drainage Master Plan (Sheet
LAD) is included at the end of this report.
A detailed analysis of the 2\-year and 1OO-year historic and post-development flood f lows was
conducted at four design points where concentrated flows leave Los Amigos. The Soil Conservation
Service TR-55 Tabular Method was used, as watershed areas exceeded 200 acres (a recommended
upper limit forthe Rational Method which was previously used to analyze on-site basins). Soils in Los
Amigos are predominantly in the Hydrologic Soil Group B. A curve number of 75 was chosen to
represent historic conditions which corresponds to Pinyon and Juniper with less than 3O percent grass
understory. The post-development curve number was calculated to include a potential impervious area
comprised of the roadways and 5OOO square feet per lot.
To ensure the post-development flood peaks remain at or below historic levels, detention ponds were
inserted at the points indicated on Sheet LAD. Typically, these ponds would have a surface area of
about 1.2 acres and a depth of two to three feet during 25-year and 1Oo-year events. The pond
outflow would be limited by a 36" pipe with end sections. An emergency spillway would be included
above the 1OO-year water surface elevation.
The following table summarizes the results of the analysis and shows that post-development flood
peaks with detention will be substantially less than historic flood peaks.
