The road section below the intersection with criffrose way and ail of the other interior roads, will be built with a road section that includes two eleven-foot wide travel lanes and 34-inch o curb and gutter. This is consistent with the standards for secondary access roads. The pavement section recommended in the geotechnical study prepared by Hepworth Pawlak Geo-technical consists of three inches of asphaltic concrete on nine inches of base course for local service streets. It is recommended that the underlying soils be excavated and re-compacted to a depth of six feet underneath the road section. Road plan and profile sheets and the road detail sheets give more specific information with respect to road grades, horizontal and vertical alignment. A traffic impact study that addresses both existing and projected traffic from this development and the surrounding area is included in Section 4:94 of this application. Section 4.60(D) Off-street Parkinq Spaces Not applicable Section 4.60( E) Evidence Reoardino Geolooic Hazards Two geotechnical studies have been done on this property. The Preliminary Geotechnical Study, Proposed Residential Development, Elk Springs Ranch Lower Bench Area, County Road 114, Garfield County, Colorado was prepared by Hepworth Pawlak Geotechnical on November 11, 2005. The second study, Supplemental Geotechnical Study, Proposed Residential Development, Elk Springs Ranch Lower Bench Area, County Road 114, Garfield County, Colorado was prepared on April 10, 2006' These reports did not identify any conditions that would make development on this parcel infeasible. However, they did identify some conditions of a geologic nature that will need to be considered in project planning. The primary area of concern is the potential for hydrocompressive soils in some pafts of the project. Site specific subsoil studies will be needed to evaluate the hydrocompressive potential of the foundation soils and to develop appropriate foundation design at each building site' Recommendations for surface drainage must be adhered to, both during construction and in the final site grading to prevent wetting of the bearing soils. During the construction of roads and utilities, additional site specific soils evaluation will be done to determine whether sub-excavation and re- compaction are needed within the roadway corridors. Water and sewer lines within the roadway corridors will be constructed using restrained joint pipe per the recommendations within the soils reports.
