The portion of this road above its intersectionwith Cliffrose way will be built to the Garfietd County .ouJrt*a".ar'ror a minorcollector road, and will include a two lane exit and a one lane entrance. Asecond entrance, at the end of Paintbrush Way, will be gated and will be usedfor emergency access only. This section of the roadway will be built as a twentyfoot wide gravel road. All of the other interior roads will be built with a roadsection that includes two eleven-foot wide travel lanes and 34-inch curb and o gutter. This is consistent with the Garfield County standards for secondary icc"ss roads. Fire access turnarounds will be provided at 600 foot intervals on the portions of Pinyon Mesa Drive and Paintbrush Way where there are no intersections. Road plan and profile sheets and the road detait sheets give more specific information with respect to road grades, horizontal and vertical alignment. Secfion a.08.05(2)(e) The acreage which will be dedicated for school sttes. There are no school site dedications or cash in lieu provided as part of this application. This issue was addressed by Garfield County Board of County Commissioners Resolution No. 96-34, which granted approval of the Amendment to the Los Amigos Ranch Planned Unit Development. One condition of that approval was that the parcel identified in the PUD as the .'school Site Parcei" be dedicated to the RE-1 School District. The dedication of this property satisfied all future obligations for the remaining portions of the Los Amigos Ranch P.U.D. Section 4.08.05(2t(fl The general nature and location of commerciat and industrial uses, if any, to be located in the PUD; There are no commercial or industrial uses on the propefty, however a wastewater lift station owned and operated by the Spring Valley Sanitation District is located within the Open Space parcel on this property. This facility will provide wastewater service for this development, and will continue to be operated by the Sanitation District.
