We have agreed to perform a visual inspection of the subject and to provide our client
with a written report identifying the major components. This inspection will be of readily
accessible areas of the house and is limited to visual observations of apparent conditions existing
at the time of the inspection only. The inspection includes items and systems expressly and
specifically identified as follows:
The inspection report is not a compliance inspection for past or present governmental
codes or regulations of any kind. We may indicate an item's or system's estimated life expectancy
but such estimates are general and actual life / performance may vary widely.
AFTE THE FAC PERMIT
384 sq. ft. with a 90 sq. ft. storage area. the cabin is founded on 15 inch incased cast - in -
place concrete piles. The concrete piles are plumb and appear to be below frost and into bed
rock. The piles are also equipped with approved tie - downs for the structure.
A year round live stream runs under the cabin. Please keep in mind that the Garfield
County Building Official, may require that the stream bed be lined to prevent any sub soil
movement, column action, or lateral movement. another solution may be install a culvert under 0
the cabin, (Section 2908 (a)., U.B.C.)
The cabin is far enough off grade to allow good access, also, positive drainage away from

the cabin on all sides are important (Reference Section 2905 (10., U.B.C.) Keep in mind that the
Garfield County Building Official, mat require a soils investigation as deemed necessary per.
Section 302 (b)., of the U.B.C.)
I have found the cabin structurally sound and of good value with following comments as
0
follows:
1)Secure.a permit by application describing the work to be covered; drawings, notes,
plan views, elevation, etc.
2)Describe the land by legal description, that will readily identify and definitely locate
the cabin.
3)State the valuation of the building, (total value).
4)The Building Permit Fee, may be doubled in compliance with (Section 304 (e).2.,
U.B.C.)
5)Such work shall remain accessible and exposed for inspection until approved by
the Building Official and the Permit is issued, (Section 305 (a)., U.B.C.).
6)Do not occupy the cabin until a Certificate Of Occupancy, is issued in compliance
with (Section 307 of the U.B.C.)
7)Secure minimum recommendations from the U.S. Forest Service, for keeping the
under growth and oak brush, trees, etc., away from the cabin, (Mitigation Forest Service
Guidelines).
The Uniform Fire Code, requires 35 feet around all buildings, 90 feet on the uphill
side (keep in mind these are the minimum requirements). The sole purpose of the Codes and
Permits, is to assure at least a minimum degree of safety, especially in the wooded areas.
8)The wood stove is not a listed wood stove, therefore, follow the requirements as
set forth in (Section 504., and T.B.L. No. 5 -A., for clearances.)

Sides 48 inches
The stove pipe shall have three screws at each section or joist. Also, the chimney
pipe may need to be supported with guy wire, to keep the pipe front toppling under wind loads.
9)The floor system meets the minimum design criteria as set forth in the
T.B.L. No. 25- U -J -1., plus applicable dead loads.
10) The roof rafters are 2 x 10s at 24 inch centers (over and above the minimum live
load requirements) 7 1/2 x 6 inch beams (rough sown) very good condition.
11) The storage cannot be used for sleeping without certain minimum ceilings heights,
as set forth in (Section 1207, (a)., U.B.C.) for egress windows, (Section 1204., U.B.C.) shall
apply.

Coordinate with Building Official (Section 910, U.P.C.).
Section 303 (sewer required); (a)., (b)., (c)., of the U.P.C.), coordinate with the
Building Official, at permit issuance.
13) The decks-and stars need guardrail and handrail in compliance with (Section 1711
and 3306, of the U.B.C.)
NOTE:
Inspections are limited to components parts of the property which are readily
accessible and visible on an ordinary basis. No responsibility is assumedfor covered or hidden
components, no penetrations ofjloors, chimney, chase walls, ceilings, or roofing included.
Destructive testing or inspections will be provided only by special arrangements with
all legal authorizations by the owner of the property.
This report is preparedfor sole use and benefit of the client and shall not be relied
upon by anyone else. Under no circumstances shall the inspection be considered for the benefit
ofany thirdparty.

The following items are required by Garfield County for a final inspection:
1. A final Electrical Inspection from the Colorado State Electrical Inspector;
2. Permanent address assigned by Garfield County Building Department posted where readily
visible from access road;
3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows
installed, a complete kitchen with cabinets, a sink with hot & cold running water, non- absorbent
kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all
necessary plumbing;
4. A complete bathroom, with wash bowl, tub or shower, toilet stool, hot and cold running
water, non - absorbent floors and walls finished and a privacy door;
5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or
decks over 30" high constructed to all 1994 UBC requirements;
6. Outside grading done to where water will detour away from the building;
7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of
extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all
the required items are completed and a final inspection made.
A CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED UNTIL ALL THE ABOVE
ITEMS HAVE BEEN COMPLETED.
CANNOT OCCUPY OR USE DWELLING UNTIL A CERTIFICATE OF OCCUPANCY

We have agreed to perform a visual inspection of the subject and to provide our client
with a written report identifying the major components. This inspection will be of readily
accessible areas of the house and is limited to visual observations of apparent conditions existing
at the time of the inspection only. The inspection includes items and systems expressly and
specifically identified as follows:
The inspection report is not a compliance inspection for past or present governmental
codes or regulations of any kind. We may indicate an item's or system's estimated life expectancy
but such estimates are general and actual life / performance may vary widely.
AFTER THE FACT PERMIT
384 sq. ft. with a 90 sq. ft. storage area. the cabin is founded on 15 inch incased cast - in -
place concrete piles. The concrete piles are plumb and appear to be below frost and into bed
rock. The piles are also equipped with approved tie - downs for the structure.
A year round live stream runs under the cabin. Please keep in mind that the Garfield
County Building Official, may require that the stream bed be lined to prevent any sub soil
movement, column action, or lateral movement. another solution may be install a culvert under
the cabin, (Section 2908 (a)., U.B.C.)
The cabin is far enough off grade to allow good access, also, positive drainage away from
the cabin on all sides are important (Reference Section 2905 (f0., U.B.C.) Keep in mind that the
Garfield County Building Official, mat require a soils investigation as deemed necessary per.
Section 302 (b)., of the U.B.C.)
I have found the cabin structurally sound and of good value with following comments as

follows:
1)Secure .a permit by application describing the work to be covered; drawings, notes,plan views, elevation, etc.
2)Describe the land by legal description, that will readily identify and definitely locatethecabin.
3)State the valuation of the building, (total value).
4)The Building Permit Fee, may be doubled in compliance with (Section 304 (e).2.,U.B.C.)
5)Such work shall remain accessible and exposed for inspection until approved bytheBuildingOfficialandthePermitisissued, (Section 305 (a)., U.B.C.).
6)Do not occupy the cabin until a Certificate Of Occupancy, -is issued in compliancewith (Section 307 of the U.B.C.)
7)Secure minimum recommendations from the U.S. Forest Service, for keeping theundergrowthandoakbrush, trees, etc., away from the cabin, (Mitigation Forest Service
Guidelines).
The Uniform Fire Code, requires 35 feet around all buildings, 90 feet on the uphill
side (keep in mind these are the minimum requirements). The sole purpose of the Codes and
Permits, is to assure at least a minimum degree of safety, especially in the wooded areas.
8)The wood stove is not a listed wood stove, therefore, follow the requirements as
set forth in (Section 504., and T.B.L. No. 5 -A., for clearances.)

The stove pipe shall have three screws at each section or joist. Also, the chimney
pipe may need to be supported with guy wire, to keep the pipe from toppling under wind loads.
9)The floor system meets the minimum design criteria as set forth in the
T.B.L. No. 25- U -d -1., plus applicable dead Toads.
10) The roof rafters are 2 x l Os at 24 inch centers (over and above the minimum live
load requirements) 7 1/2 x 6 inch beams (rough sown) very good condition.
11) The storage cannot be used for sleeping without certain minimum ceilings heights,
as set forth in (Section 1207, (a)., U.B.C.) for egress windows, (Section 1204., U.B.C.) shall
apply.

components, no penetrations offloors, chimney, chase walls, ceilings, -or roofing included.
Destructive testing or inspections will be provided only by special arrangements with
all legal authorizations by the owner of the property.
This report is preparedfor sole use and benefit of the client and shall not be relied
upon by anyone else. Under no circumstances shall the inspection be considered for the benefitofanythirdparty.
