ANDREW WILLIAM NIEMEYER and SHIRLEY JACKSON NIEMEYER (collectively
"Grantor"), for Ten Dollars ($10.00) and other good and valuable consideration, in hand paid, does
hereby release, remise and quitclaim to SPRINGRIDGE RESERVE HOMEOWNERS
ASSOCIATION, whose address is P.O. Box 1330, Glenwood Springs, Colorado 81602 ("Grantee"),
all of Grantor's right, title and interest in and to the following described real property situate in the
County of Garfield, State of Colorado, to -wit:
A PARCEL OF LAND SITUATE IN THE SE1/4 SECTION 14, TOWNSHIP 6 SOUTH,
RANGE 94 WEST OF THE 6 P.M., COUNTY OF GARFIELD, STATE OF
COLORADO. SAID PARCEL OF LAND BEING MORE PARTICULARLY DESCRIBED
AS FOLLOWS:
BEGINNING AT A POINT ON THE SOUTHERLY RIGHT-OF-WAY LINE OF U.S.
INTERSTATE 70, WHENCE THE NORTHEAST CORNER OF LOT 1, LACY PARK
SUBDIVISION BEARS N70°30'51"E 868.10 FEET; THENCE N67°34'43"E ALONG
SAID SOUTHERLY RIGHT-OF-WAY 373.33 FEET TO A REBAR AND CAP LS NO.
9009 IN PLACE; THENCE CONTINUING ALONG SAID SOUTHERLY RIGHT-OF-
WAY N72°43'30"E 26.30 FEET TO A REBAR AND CAP LS NO. 36572 IN PLACE;
THENCE DEPARTING SAID SOUTHERLY RIGHT-OF-WAY S03°46'46"W 174.28
FEET; THENCE N86°13'14"W 359.51 FEET TO THE POINT OF BEGINNING. SAID
PARCEL OF LAND CONTAINING 0.729 ACRES, MORE OR LESS.
The foregoing parcel is to be merged with Parcel A, Springridge Reserve PUD, Phase 1,
presently identified as Garfield County Assessor Parcel No. 2395-104-09-150.
TO HAVE AND TO HOLD the same, together with all appurtenances and privileges thereto
belonging or in anywise thereto appertaining.
