1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS.
REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ANNOTATED ITEMS ON THE
ATTACHED "RESIDENTIAL PLAN REVIEW LIST".
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2000 PSF.
4) PROVIDE A LOT IMPROVEMENT & BUILDING HEIGHT ELEVATION SURVEY AT FRAMING
INSPECTION TO VERIFY COMPLIANCE WITH MAXIMUM BUILDING HEIGHT OF 25 FEET.
5) ANY FUTURE USE OF STUDIO ABOVE GARAGE AS AN ACCESSORY DWELLING UNIT IS
SPECIFICALLY EXCLUDED FROM THIS BUILDING PERMIT, AND SUCH CHANGE OF USE
WILL REQUIRE A LAND USE CHANGE PERMIT FROM GARFIELD COUNTY'S COMMUNITY
DEVELOPMENT DEPT.
6) ON-SITE WASTEWATER TREATMENT SYSTEM TO BE INSPECTED BY A PROFESSIONAL
ENGINEER LICENSED IN THE STATE OF COLORADO. PROVIDE ENGINEER'S FINAL REPORT
PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
