RESOLUTION NO. 81-391
RESOLUTION CONCERNED WITH THE APPROVAL OF A FINAL PLAT FOR WILLOW CREEK VILLAGE,
FILING NO. 1.
WHEREAS, Battlement Mesa, Inc. has filed an application with the Board of
County Commissioners of Garfield County for the approval of a final plat for the
herein described property in the unincorporated area of Garfield County; and
WHEREAS, a public hearing was held by this Board on the 5th day of October,
1981; and,
WHEREAS, based on the evidence, testimony, exhibits, study of the master plan
for the unincorporated area of the county, comments of the Garfield County agencies
and comments from all interested parties, this Board finds as follows:
1. That proper posting, publication, and public notice was provided as required
by law for the heating before the Board.
2. That the hearing before the Board was extensive and complete, that all pertinent
facts, matters and issues were submitted and that all interested parties were heard
at the hearing.
3. That the proposed subdivision of land is in compliance with the recommendations
set forth in the master plan for the unincorporated area of the county.
4. That all data, surve:s, analyses, studies, plans, and designs as are required
by the State of Colorado and Garfield County have been submitted, reviewed, and
found to meet all sound planning, and engineering requirements of the Garfield County
Subdivision Regulations.
5. That the proposed subdivision of land conforms to the Garfield County Zoning
Resolutions.
6. That for the above -stated and other reasons, the proposed subdivision is in the
best interest of the health, safety, morals, convenience, order, prosperity,
and welfare of the citizens of Garfield County.
NOW, THEREFORE, BE IT RESOLVED that the Final Plat of Willow Creek Village,
Filing No. 1 for the following described unincorporated area of Garfield County
be approved:
A parcel of land containing 26.701 acres of land situated in the S1/2 of
Section 7 and the N1 of Section 18, T7S., R95W. of the Sixth Principal
Meridian.
AND BE IT FURTHER RESOLVED that the following conditions shall be placed upon
this approval:
1: That water rights be finalized prior to the issuance of certificate of oc-
cupancy.
The subdivision improvements agreement be signed.
3. That buyers be made aware that the land could be used for drilling.
4. That the utilities be in prior to lot sales.

The Chairman be authorized to enter the proper executions on the final plat
thereof and the subdivision improvement agreement thereto.
