GARFIELD COUNTY BUILDING AND PLANNING
MINIMUM APPLICATION REQUIREMENTS
for
SINGLE FAMILY DWELLING CONSTRUCTION
including
NEW CONSTRUCTION
MANUFACTURED HOMES
ADDITIONS
ALTERATIONS
and
MOVED BUILDINGS
In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate and complete information will
prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention before
the new information may be reviewed after it has been provided to the
Building Department.
Please review this document to determine if you have enough
information to design your project and provide adequate information to
facilitate a plan review. If you do not, it may be helpful to obtain a book
titled "Dwelling construction under the Uniform Building Code. This
book 1s available to you through this department at our cost. Also,
please consider using a design professional for assistance in your
design and a construction professional for construction of your project.

(a) General: Each manufactured d home shall be desisted and constructed as a completely integrated structure capable of
sustaining the d:siga load requirements of tins standard and, shall be capable oftranvsmitdng these loads to stabilizing; devices
without exceed lug the allowable stresses or deflections. Roof framing shall be securely fastened to wall naming, wails to roc
smicr re, and floor structure to chassis to sell ire and maintain continuity between the floor and chassis, so as to resist wind
overturning, uplift and sliding as imposed by desigt loads in this Part. Uncompressed finished flooring neater then 1/8 inch in
thickness, shall Jot extend beneath load-bearing walls that are fastened to the floor structure. [A, July 13, 199.3] [D-2-76]
(b) Design Laa s. (1) Design dead byric Design dead loads shall be the actual de 4 load supported by the structural
assembly under consideration.
(2) Design live 14xrds The design live loads and wind and snow loads shall be as spxified in this Section and shall be
considered to b'; uniformly distributed The roof live load or snow load shall not be, considered as acdng simultaneously with
the wind Load t nd the roof live or snow load and floor live loads shag not be considered as resisting the overturning moment
due to wind.
(3) When engineering calculations are performed, allowable unit stresses may be increased as provided in the doa rnents
referenced in §:280.304 except as otherwise indicated in §§3280.304(bX I) and 3280.306(4 [A, July 13,1994] [0-3-76]
(4) Whenever tl le roof slope does not exceed 20 degrees, the design horizontal wind loads required by §3280.305(cx1) may
be detetttined withoirt including the vertical roofprejection ofthe tnameact ,red home. However, regardless of the roof slope
of the manufactured home, the vertical roofptojection shall be included when determining the wind loading for split level or

(cxlxii) of this aettion, the manuThctured home and each Of its wind misting parts and portions shall be designed for
horizontal wind loads of not less than 15 psf and net uplift Toad of not less than 9 psf [A, July 13, 1994]
(i) Wind lcads,'br high rind areas (Zone II and Zone Ill). When designed for high wind areas (Zone 11 and Zone III), the

their fastening and anchoring systems), and its components and cladding materials (ncluding, but not limited to, roof ruses,
wall studs, exterior sheathing, roofing and siding materials, exterior glazing and their connections and fasteners) shall be
desiwred by a Professional Engineer or Architect to resist: (A) The design wind Loads for Exposure C specified in
