I have reviewed your building permit application to raise a portion of the existing roof at your Ironbridge residence to
allow installation of a vehicle lift in the existing single -stall garage. Unfortunately, at this time, we simply don't have
enough information describing the intended work to finalize our review of your project and release for a building permit.
Although there is a letter from Brian Kurtz submitted along with your application, his structural review and comments
are limited to evaluating capacity of the existing concrete slab to support the vehicle lift. In addition to Brian's opinion
about this issue, we also require Structural Engineering for construction work associated with (literally) raising the roof
at the existing single -car stall.
More specifically, we require Structural Engineer's drawings with wet seal/stamp verifying the following:
a. Wall framing specifications and/or details for the 36" height wall extensions above existing garage, including
size(s)/spacing and wall bracing requirements.
b. Beam size(s), specifications, & hardware connections to prevent uplift of raised roof structure.
c. Any additional requirements addressing tie-in of new raised structure to existing building.
d. Will roof trusses be removed for re -use or will new roof trusses be installed? Does a new gable -end truss need
to be installed above new beam and between existing roof plane and new raised roof?
e. Roof framing specifications and/or details to properly describe the work to be performed.
Since Brian Kurtz is already familiar with your project, it's probably easiest for him to provide us with this required
structural information for our review & approval. Once you have submitted this requested information to our office, we
should be able to issue the building permit within a few days.
