No other changes are proposed. All plat notes and provisions of the existing subdivision plat recorded at Reception No. 218477 shall remain in effect except as amended on the proposed plat. Easement and Title Information provided by Land Title Guarantee Company, Order No. ABH63011941-2, dated April 27, 2017. All easements and encumbrances in the referenced title work are depicted on this plat. Basis of bearings is the centerline of Walker Avenue right-of-way between 3rd Street and 5th Street which bears North 55·32• 40"East, a distance of 1147.36 feet, established by observation of the Mesa County GPS control network, which is based on the NAD 83 datum for Horizontal and NAVD 88 datum for Vertical Information. Both monuments on this line are found block monuments of Travelers Highlands Subdivision, as shown on the face of this plat. Date of field survey was June, 2017. This survey is based on documents of record and monuments found in place as indicated hereon. The undersigned Pro Gas, LLC, a Colorado limited Liability company, being sole Owner in fee simple of all that real property situated in County of Garfield, State of Colorado, shown hereon, said real property being described as follows: Parcel 1 of the Amended Final Plat of Lots 1 through 3 and 18 through 20, Block 12, Travelers Highland Subdivision, containing 0.69 acres, more or less, has caused the described real property to be surveyed, laid out, platted and subdivided into lots and blocks as shown on this Amended Plat under the name and style of AMENDED FINAL PLAT OF LOTS 1 THROUGH 3 AND 18 THROUGH 20, BLOCK 12. TRAVELERS HIGHLANDS SUBDIVISION, a subdivision in the County of Garfield. The Owner does hereby dedicated and set apart all of the streets and roads as shown on the accompanying Plat to the use of the public forever, and hereby dedicates to the Public Utilities those portions of said real property which are labled as utility easements on the accompanying Plat as perpetual easements for the installation and maintenance of utilities, irrigation and drainage facilities including, but limited to, electric lines, gas lines and telephone lines, together with the right to trim interfering trees and brush, with perpetual right of ingress and egress for installation and maintenance of such lines. Such easement and rights shall be utilized in a reasonable and prudent manner. All expense for street paving or improvements shall be furnished by the seller or purchaser, not by the County of Garfield.
