1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS.
REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ITEMS ON THE ATTACHED
"RESIDENTIAL PLAN REVIEW LIST".
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2000 PSF.
4) ON-SITE WASTEWATER TREATMENT SYSTEM TO BE INSPECTED BY A PROFESSIONAL
ENGINEER LICENSED IN THE STATE OF COLORADO. PROVIDE ENGINEER'S FINAL REPORT
PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
5) ACCESSORY DWELLING UNITS (A.D.U.) ARE PROHIBITED IN THE CALLICOTTE RANCH
SUBDIVISION. ANY FUTURE USE OF THE RECREATION ROOM ABOVE GARAGE AS AN
A.D.U. IS SPECIFICALLY EXCLUDED FROM THIS BUILDING PERMIT.
6) WOOD SHINGLES OR SHAKES ARE NOT ALLOWED IN THE CALLICOTTE RANCH
SUBDIVISION.
7) ALL RESIDENTIAL CONSTRUCTION AND SITE DEVELOPMENT SHALL MEET THE WILDFIRE
MITIGATION CRITERIA DEFINED IN THE COLORADO STATE FOREST SERVICE (C.S.F.S)
DOCUMENT 6.302 CREATING WILDFIRE DEFENSIBLE ZONES.
8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
