Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant rnay result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. I understand that you built the original residence in 1966. The existing single story building measures 40'-0" north to south by 16'-0" east to west. Exterior grade at the east wall is about 2" below the slab -on -grade floor. Exterior grade on the west wall is about 6'-0" above the floor. Bearing soils appeared to be stiff, granular material. I performed a load rundown for the proposed two-story structure. Maximum uniform design gravity loads are approximately 1800 PLF (including the weight of the foundation system). For the 16" wide footings this represents an average bearing pressure of 1350 PSF. The bearing soils should be able to safely support the existing structure and the proposed second story addition with only minor risk of differential settlement. Two problems were noted with the existing foundation. Approximately 10'-0" south of the northeast corner of the structure a vertical crack was observed in the east foundation wall. This crack is most likely related to differential settlement. I recommend that the footing at the northeast comer be underpinned as shown in attached detail No. 1. The east foundation wall does not have sufficient frost pro- tection. Given that the structure has performed relatively well for 30 years, the actual frost depth along that east wall is probably relatively shallow. Nevertheless, I recommend that the foundation be protected with rigid insulation as shown in the attached detail No. 2. Given these improvements, the foundation system should be able to adequately support the existing structure, the proposed additions, and design roof snow loads and floor live loads of 40 PSF each, 2 Thank you for contacting Kurtz and Associates, Inc. relative to this matter.
