I have completed my plan review of your new home in Springridge Reserve, but before we can issue a building permit
there are a couple of additional items which must first be addressed. As previously noted as a condition of approval for
the Grading Permit we issued for this project a couple of weeks ago, there is a plat note requirement that your lot
submit to our office a Geologist's letter or report stating that the location of your new residence does not have potential
rock fall hazards associated with it.
We have recently reviewed a few other lots up in Springridge Reserve, Phase 4 which also have this legal requirement
that must be met before we can issue a building permit. ln a couple of instances these homeowners were able to receive
a letter from HP Geotech, who is the Geotechnical Engineer on your project, and it may be most expeditious for you to
see if they can assist you in meeting this requirement.
ln addition to the item described above, your new residence is required to have a fire sprinkler system, and you need to
provide a set of your plans to the localfire district here in Glenwood Springs. More specifically, Ron Biggers, who is
Glenwood Springs Deputy Fire Chief, is the person you need to contact in order to address the requirements for design
and construction of the fire sprinkler system for your home. I have taken the liberty of copying Ron on this email so that
you can contact him directly via email or by phone at 384-6480. Ron typically will let us know when he has been
contacted by you and received the plans for your home.
Please submit a copy of the Geologist rockfall hazard report to our office at your earliest convenience so that we may
finalize our review of your project and issue a building permit.
Please note that I will be out of the office the remainder of this week, but expect to be back in the office on Monday,
August 21. lf you require assistance before that time, please contact Andy Schwaller, whom I have also copied on this
email.
