We appreciated the manner in which you addressed the concerns we raised during the Preliminary Review. Based on your Final Review submission, we hereby grant you a "conditional approval" of those plans. This approval will entitle you to apply for a building permit with Garfield County, and upon their issuance of said permit, you may begin construction. However, the conditions un,der which this approval is granted must be completed to the Committee's satisfaction before a Notice of Satisfactory Completion of Improvements to Property can be issued and a certificate of occupancy is requested and issued by the County. The conditions we have specified are as follows: 1. Submission of final landscaping plans that incorporate the following: A. The formation of bedding areas around the clustered treescapes you have depicted on your plans with some form of appropriate edging. B. Coordination of your grassing plan on the rear of your lot to coincide with the grassing plan we will use for the golf course. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project.
